The City of Modesto seeks hourly labor rates for preventative maintenance, repairs, and services for HVAC and refrigeration systems at Citywide locations on an “as needed” basis throughout the year. Services include maintaining, repairing, or improving mechanical and refrigeration systems and units for city-owned and operated facilities. In the event of a system failure, the contractor must be available for emergency service calls and arrive within two hours of notification, including afterhours. The contractor shall provide all labor, materials, equipment, tools, licenses, and insurance necessary to perform the required work and must maintain sufficient staffing and equipment. Contractor must have at least five years of experience and possess or have immediate access to the equipment necessary to maintain, repair, and install heating, air conditioning, ventilation systems, and ice machines with bins and freezers. Example tasks include checking and cleaning coils and condensers, checking thermostats and controls, inspecting and lubricating motors, replacing filters, ensuring proper duct flow, and handling various types of HVAC systems and refrigeration/ice machine equipment. The agreement may last up to five years, subject to performance and available extensions. Bidders must submit all required City forms and documents electronically through the City's OpenGov Procurement portal. Bids must comply strictly with the provided pricing schedule and include all costs. Any exceptions to specifications must be clearly identified on the Exception, Clarifications, Amendments form. Bidders are responsible for reviewing all specifications, terms, and site conditions. Failure to comply with submission requirements or bid conditions may result in disqualification. The successful bidder must secure and maintain appropriate business licenses and insurance for the duration of the agreement.
