GENERAL OVERVIEW: Odessa College is accepting competitive sealed proposals for Building Maintenance, Repair, and Minor Construction Services not exceeding $100,000 per project, including but not limited to: HVAC repairs, plumbing, electrical work, carpentry, painting, flooring, and minor renovations. Odessa College will select a primary contractor and a secondary contractors based upon the bids submitted for the hourly rate charged, the cost plus for parts required and the time necessary to respond to the call. The College may then get pricing from the awarded contractors when jobs become available. SPECIFIC REQUEST: The Director or Assistant Director of Physical Plant will determine when to contact the contractor to provide services for the College. The contractor will be responsible for various types of services including but not limited to repairs to existing buildings, HVAC repairs, plumbing, electrical work, carpentry, painting, flooring, and minor renovations, if cost of single project is less than $100,000 per 12-month period. The contractor is to provide the labor and materials, and parts to complete each job. In most cases, time is of the essence to complete a repair or remodel. Award will be determined by the several factors. Price, Schedule, and work experience. This contract is for Minor Construction, Repair, Rehabilitation, or Alternation only. It is appropriate for minor construction such as a new partition dividing a room, a short length of sidewalk between two buildings, or new cabinets in a lab. Texas Education Code 44.031 states it is not intended that minor construction would include such things as a new building, a major addition, a new tennis court, or a new parking lot.
