Renovation of a multi-residential development in Stone Ridge, New York. Conceptual plans call for the renovation of a multi-residential development.
This project is for design work of a residential bathroom renovation. The design must include all demolition work and construction of a new bathroom with a waterproof tiled floor, walk-in shower with a 4" curb and solid surface surround, standard toilet, and vanity. The selected vendor is responsible for providing all labor and materials necessary to deliver comprehensive drawing designs and specifications for the required services in a professional manner. Scope of Work includes, but is not limited to: A. Design Services: 1. Conduct an initial site visit to understand the design goal. 2. Reference specific OPWDD Bathroom Design Standards for guidance. 3. Drawing designs and specifications must follow: 14 NYCRR 635, Subpart 635-7; 19 NYCRR 1201 and 1204; OPWDD Specifications; NFPA (NFPA 101 - Life Safety Code); NYS Uniform Building Code; NYS Environmental and Energy Code Regulation Compliance; NFPA 101A. 4. Include product specification data: construction details, material descriptions, dimensions, profiles, finishes, applicable schematics, and cut sheets. 5. Provide all design and specification documents in Adobe (.pdf) format, and CAD files for OPWDD records. 6. Submit documents to the OPWDD Point of Contact at routine intervals: 60% (including rough construction estimates based on prevailing wage), 90% completion, and 100% completion (issued for permitting, signed and stamped). 7. Provide two sets of 24" x 36" blueprints upon completion, mailed to the Point of Contact. 8. Deliver a probable construction cost estimate with the 100% drawings, based on current pricing, materials, supplies, and prevailing wage for the county, using the provided OPWDD form. 9. Include a time schedule for the design services, based on the firm's current workload. 10. Include generalized statements required by OPWDD for the protection of service recipients and operations. Future Construction Administration Services include: 1. Reviewing and responding to Requests for Information (RFIs) from site visits with prospective contractors. 2. Reviewing submittal documents and shop drawings from contractors. 3. Providing comments and recommendations for components (as-equal products) based on submittals and shop drawings. 4. Conducting at least three site reviews: initial site review for design basics, review during construction for a field observation report, and upon project completion for design/code compliance. 5. Generating a punch-list for the contractors to complete after the final site review. Environmental surveying has been completed and asbestos-containing material has been identified. Demolition plans must include an abatement phase compliant with ICR56. The method of Contractor Selection has not been Determined at this time. Request for Proposal for Design Services is Underway
