All necessary architectural and engineering services are required to prepare complete contract drawings, specifications, technical reports, cost estimates, and cost-control services, including construction period services throughout the construction process. The work supports the renovation of approximately 26,300 square feet for the Infusion and Specialty Care Clinic and adjacent supporting clinic areas. The project includes surveying, investigating, and documenting existing spaces and utility systems to produce accurate construction bid documents. The design must support an efficient, fully functional infusion center and specialty care clinic, incorporate modern patient lifts, ensure compliance with VA space criteria, directives, standards, and VA Technical Information Library requirements, and address all adjacent areas and systems impacted by construction. The renovation will replace worn or damaged flooring, finishes, and ceiling tiles; replace outdated and energy-inefficient terminal boxes; and provide DDC controls. The design must modernize systems and controls, improve energy conservation and efficiency, and allow for future equipment serviceability without extensive rework. The project includes architectural, mechanical, electrical, plumbing, structural, fire protection, interior design, industrial hygiene, ingress/egress, and related engineering disciplines. Bid deduct alternates totaling at least 20 percent of the construction budget must be developed and clearly identified. The awarded firm will prepare drawings and specifications in sufficient detail to allow qualified general contractors to prepare accurate proposals, while ensuring the medical center remains operational with a detailed sequence of work.
