Renovation of a mixed-use development in Lexington, South Carolina. Completed plans call for the renovation of a medical facility; and municipal facility.

As of April 13, 2026, the project has been awarded to the following: Batesburg Health Center Roof - Southern Roofing Services, Inc. (Sumter, South Carolina) $56,400.00 Summary Court Roof – Roofing Professionals, LLC (Lexington, South Carolina) $283,900.00 The following scope of work does not indicate the sequence in which the roof should be installed. 1. General a. Contractor is to verify that all roof drains, scuppers, and downspouts are free of debris and free flowing prior to the start of work and at the end of the project. Owner and Consultant are to be notified of any drainage related issues. 2. Roof Areas A through H a. Remove and dispose of the existing roofs down to the structural concrete deck. b. Remove and dispose of the existing base flashings. c. Remove and dispose of the existing metal counterflashings. d. Remove and dispose of existing metal caps over curbs. e. Remove and dispose of existing overflow scupper flashings. f. Remove and dispose of the existing skylights. g. Replace the existing gravity vents as specified in Section 233723 "HVAC Gravity Vents". h. Remove and dispose of the existing roof drains. i. Inspect the structural concrete deck and ensure it is free of moisture and debris before starting roof installation. j. Install 18-gauge steel plates over deck openings; the steel should becantilevered 24" on all sides and fastened in place 6" on center. k. Adhere a 2-inch base layer of polyisocyanurate insulation in low-rise adhesive to the structural concrete deck. l. Install a second layer of 2-inch polyisocyanurate insulation in low-rise adhesive, or 1/4 -inch-per-foot tapered insulation where indicated on the drawings. m. Adhere a 1/2 " cover board in low-rise adhesive. n. Sheath parapet walls that exceed 24" in height with 1/2 " gypsum cover board. o. Fully adhere a fleece-backed 60 mil PVC KEE membrane in low-rise adhesive (60 mil nominal, not including the fleece). p. Fully adhere 60 mil PVC KEE membrane base flashings in low-VOC adhesive. q. Install new PVC KEE accessories (i.e., flashing boots). r. Install new metal counterflashings. s. Install 3/4 " plywood, roof insulation, and cover board over the existing capped curb and skylight locations; install new metal caps (construction to match new roof assembly). t. Install new overflow scupper flashings and raise them if necessary. u. Install new edge metal secured to the top of the masonry coping, so that the front face of the masonry coping is still visible from the ground. v. Install new roof drain assemblies; 4-band no-hub couplings at the drain outlets are required. w. All curbs, pipes, and interior walls must be raised to accommodate 8" of flashing height. x. After all work is complete, thoroughly clean the roof surface of debris and footprints. y. Contractors are responsible for disconnecting and reconnecting applicable equipment and are instructed to use only qualified, licensed personnel where applicable. z. Provide the owner with a 20-year non-prorated labor and material warranty. Location - 229 W. CHURCH STREET, BATESBURG-LEESVILLE, SC 29006. 139 E. MAIN STREET, LEXINGTON, SC 29072.
