Renovation of a multi-residential development in Louisville, Georgia. Completed plans call for the renovation of a two-unit multi-residential development; and one-unit multi-residential development.
Furnish all labor, materials, equipment, and services required for the renovation of Development GA06P157001 and GA06P157002, which includes multiple capital fund projects in Louisville, Georgia. The work for Development GA06P157001 involves two apartments in two different buildings at two different sites. The scope includes removal of interior doors and hardware (leaving frames and hinges for metal door frame locations), removal of interior doors, frames, and hardware for doors in 2X wall framed locations; removal of exterior door hardware, screen door and hardware, all cabinetry, indicated wall framing and finishes, all flooring finishes, indicated ceiling finishes, attic insulation, plumbing fixtures, electrical service, devices and fixtures, and select wiring. New work includes providing attic separation walls, new interior doors and hardware and select frames, new exterior door hardware, new screen door and hardware, new wall finishes as indicated, new ceiling finishes as indicated, all new floor finishes, new attic insulation, new plumbing fixtures, new heating registers, and new electrical service, devices and fixtures, and select wiring. For Development GA06P157002, the work includes one apartment in one building at one site, with removal and new work as similarly listed for Development GA06P157001. Copies of bidding documents may be obtained by prime contractors, subcontractors, or material suppliers from the Architect for a non-refundable charge. The document charge must be paid before issuance of documents, and no partial sets will be issued. Those picking up documents must call the Architect’s office at least 24 hours ahead to place the order, and requests must identify the purchaser as a prime contractor, subcontractor, or material supplier, also providing a street address, telephone number, and current email address for addenda. Electronic copies may also be obtained from the Architect. Bids for construction and equipment contracts exceeding $25,000 require a bid guarantee of not less than 5% of the bid amount as per the requirements in form HUD-5369 and must be executed on the form included in the Project Manual. All contractors must provide Equal Opportunity Employment and pay not less than the minimum salaries and wages set forth in the contract documents. The Owner reserves the right to reject any or all bids and to waive any informalities in the bidding. No bids may be withdrawn for a period of sixty days after opening without the Owner's consent. .
