Site work and new construction of an elderly care / assisted living facility in Picture Butte, Alberta. Completed plans call for the construction of a two-story above grade, 50-unit elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.

Green Acres Foundation (hereafter referred to as GAF or the Owner) invites construction management firms to submit proposals to provide construction management services for the demolition of the existing 32 suite building and construction of a 50 suite seniors' building. Building will be a two story consisting of a mix of bachelor, one, and two bedroom suites, full commercial kitchen, dining/common areas, offices, outdoor spaces, landscaping, walkways, and parking. The building will be built on a .664 hectares site 30 kilometres from Lethbridge. Project site is located at 300 Rogers Avenue, Picture Butte, Alberta. Site is a .644 hectare parcel currently operating as Piyami Lodge, a single story 32 suite seniors' lodge originally constructed in 1979. The construction will be done in two phases, allowing Piyami Lodge to stay fully operational during construction. Phase one will be to demolish the north section of the current Piyami Lodge only and replace it with a two-story structure containing lodge suites. This new phase one construction will also have a basement which will hold all mechanical rooms to serve the entire building, a staff room, housekeeping area and building storage. Once phase one is complete the rest of the existing building will be demolished up to the fire wall of Piyami Health Centre. Phase two construction in that space will include resident rooms, commercial kitchen, dining area, activity area, administrative spaces, exercise space, hair salon and main entrance into the facility. It is important to emphasize that Piyami Lodge is located between Piyami Place and Piyami Health Centre. All aspects of the campus's services must remain fully operational throughout construction. Careful and strategic coordination is required to ensure that access to Piyami Place is maintained at all times. It is also critical that the electrical service as well as the emergency generator backup power supply from Piyami Place to Piyami Health Centre remains constant. Tender ready design drawings have been completed. Proponent's preconstruction services will consist of detailed drawing review to ensure all components have been captured and project is constructible as detailed to avoid construction change orders.
