Renovation of a clubhouse / community center in Saint Paul, Minnesota. Completed plans call for the renovation of a clubhouse / community center.
Sealed bids are invited for roof replacement at McDonough Community Center, under Contract No. 26-159. Bids may be submitted electronically in pdf format or as a sealed hard copy to the specified address. A complete set of bid documents is available through Northstar Imaging. Bids must include a 5% bid guarantee, non-collusive affidavit, EEO form, and Minnesota Responsible Contractor Compliance Affidavit. The successful bidder must provide a satisfactory performance bond and a separate payment bond. The agency reserves the right to reject any or all bids or waive informalities in the process. MBE (20%), WBE (10%), DBE (10%) A. Prior to removal of existing roof system, provide all necessary protection for Owner's equipment and personnel. B. Maintain weather-tightness as work occurs and ensure that the building is weather-tight and secure when leaving the work site at the end of each work day. C. Remove debris and loose gravel (if present) from roof area and properly dispose of all materials off-site. D. Tear off existing roof membrane, base flashings, insulation material and loose vapor retarder (if present) down to the existing insulation and properly dispose of off-site. E. Ensure that all drains are in proper working order and that drain lines are clear to the first elbow. F. Contractor to temporarily disconnect and/or modify any conduits, gas lines, ductwork, etc. as necessary to allow for the installation of the new roofing system. G. Existing obsolete mechanical equipment to be disconnected and completely removed and disposed of off-site. H. Any existing roofing outside of the current Scope of Work shall be protected by Contractor using a minimum of 3/4 "-thick plywood and a minimum of 1" rigid insulation board. Any damage to the existing roof shall be repaired by the Contractor immediately and the Owner is to be notified. Deck Repair/Replacement: A. Remove obsolete roof penetrations (verified by facility personnel.) B. Remove and replace existing deteriorated decking to match existing deck as directed by the Architect/Engineer, if found to be damaged. Provide unit price. Membrane/Flashings: A. Built-Up Roof Membrane: 1. Install four (4) full plies of fiberglass felt in shingle fashion in solid moppings of Type III (steep) asphalt. 2. Install lead flashing material at all interior drain locations, set in asphalt roof cement. Strip in with three plies of fiberglass felt. 3. Install two (2) plies of fiberglass backer felt flashing and one (1) ply granule-surfaced modified asphalt cap flashing material in solid moppings of Type III (steep) asphalt, minimizing over moppings. 4. Apply a solid flood coat of Type III asphalt and, while hot, embed clean, dry roofing gravel. B. Single Ply Membrane: 1. Install a 60 mil, fire rated, non-reinforced, fully-adhered EPDM roof system. 2. Install EPDM flashing to all penetrations, perimeters, and wall sections, as detailed. 3. Install EPDM boots at pipe and plumbing locations. Sheet Metal/Flashings: A. Install new 24-gauge, pre-finished sheet metal counterflashings at curbs and perimeter locations. B. Install 24-gauge, pre-finished sheet metal on expansion and control joints where indicated on detail drawings. C. Install 24-gauge, galvanized accessories where shown on detail drawings.
