The contractor shall perform a complete design-build repair of Marine Corps Intelligence School/Marine Corps Detachment Dam Neck Student Housing Building 550, a three-story, 90,718-square-foot facility constructed in 1978. Work includes full replacement of the building HVAC systems, including heat pumps, air handlers, heating and cooling systems, DDC controls, hot and chilled water piping, pumps, ductwork, diffusers, exhaust systems, and all associated infrastructure, with commissioning and cybersecurity requirements. Interior renovations include repairing berthing spaces to current standards; replacing cabinets, flooring, built-in closets, room signage, and bathroom finishes, fixtures, and accessories; and repairing and painting interior walls and ceilings. Additional renovations encompass upgrades to administrative spaces, public restrooms, vending areas, storage rooms, and laundry rooms, including new finishes, painting, and repairs to mechanical and electrical connections. Stairwells shall be repaired with non-slip tread surfaces to meet code. Exterior work includes ATFP retrofits per UFC 4-010-01, repairing structural deficiencies, replacing damaged brick veneer, replacing exterior doors, windows, frames, and hardware, painting exterior metal elements, repairing exterior stairwells, and providing ADA accessibility. Plumbing system renewal includes complete replacement of domestic water piping, drain/waste/vent piping, shower drains, shower control valves, below-grade horizontal piping, and central toilet exhaust fans, along with installation of a grating floor system in first-floor chases and lighting in all service chases. Electrical upgrades include full replacement of the building electrical system to current code standards, including electrical distribution equipment, feeders, branch wiring, interior and exterior lighting, communications and security wiring, and associated infrastructure, with commissioning and cybersecurity included.
