Renovation of a municipal facility in Vale, Oregon. Completed plans call for the renovation of a municipal facility.
The purpose of this ITB is to establish a contract for ODOT Vale MS Roof Replacement (the "Project") for the benefit of the Oregon Department of Transportation ("ODOT") (the "Contract"). The work to be performed under the Contract includes all labor, materials, transportation, equipment, permits, and services for and incidental to the completion of all construction work in connection with the Project in strict accordance with the Contract Documents. The work, includes, but is not limited to: This project includes a base bid and add alternate bid item. Both projects must be bid on in order to be considered for award. BASE BID: Remove and dispose of existing roof metal, insulation, fiberglass panels, trims, gutters and downspouts. To be replaced with insulated metal panels, associated trim , and new gutters and downspouts. See Exhibit 5 Specifications for detailed information. ADD ALTERNATE 1: Replace overhead door jamb and one piece of metal siding. See Exhibit 5 Specifications for detailed information. The following range is a Project estimate for bonding purposes: $100,000 to $250,000 *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. Question Deadline 03/26/2026 Deadline for solicitation protests,requests for change, requests for clarification, requests for approval of equivalents, and questions 7 calendar days prior to the Bid Opening Date identified in OregonBuys for this ITB. Project shall consist of the removal and replacement of the original 1986 building roof. Current roof consists of ridge cap, gable trim, 36" roof panels, fiberglass roof panels, gutters, downspouts, and vinyl backed blanket insulation. Project base bid will remove existing roof and replace it with Insulated Metal Panels (IMP's) and all associated trims per specifications below. The add alternate bid will include replacing a damaged overhead door jamb, (1) piece of siding, and (2) pieces of J trim per specifications below Contractor shall provide all necessary materials, tools, equipment, supervision, permits, and transportation necessary to complete work. Base Bid detailed Project Specifications 1. Material list: o Insulated Metal Panel Roofing - Basis of design is All Weather Insulated Panels Standing Seam SR2 or approved equal. - 5" panel thickness - 40" panel width - Exterior standing seam 24ga or heavier - Interior metal 26ga or heavier - R41 minimum - Concealed fastening per manufacturer's recommendations - Exterior and interior panel color to be white, Silicone Modified Polyester Two-Coat System paint finish - Inside and outside ridge cap, color to be white - Request for substitutions will be considered o Commercial Grade continuous Gutters and downspouts - Compatible with IMP roof system - Steel 24ga or heavier - Color - White - Downspout size and locations shall match existing with new square to round adapters into existing 4" drainpipes. 2. Outline of work: o Remove and dispose of existing metal trim, gutters, downspouts, fiberglass panels, roof metal, and insulation. o Provide and install insulated metal panels (IMP's) per manufactures recommendations. Contractor shall take extra precautions to ensure IMP's are not damaged during prepping, flying, or setting. o Penetrations: - (3) electric exhaust fans - Fans are no longer needed. Fans have been disconnected by ODOT electricians. Contractor shall remove and dispose. - (1) 2" and (1) 4" ABS plumbing pipe - Cut off below roof and extend new ABS pipes 18" above finish roof. - Photocell - This has been rerouted to the wall. The roof mounted photocell has been abandoned. Contractor shall remove and dispose of the roof mounted photocell. - Unit heater exhaust vent - Current B-vent runs through wall. There is also an abandoned B-vent running through the roof. It is the contractor's responsibility to work with a licensed HVAC contractor to remove the wall vent, patch metal siding, patch interior vinyl, and vent unit heater up through new roof approximately same location as the abandon vent. Foam around penetration, provide and install beauty ring on underside of roof panel and seal top side with properly sized rubber/lead roof jack. o Provide and install commercial grade gutters on both eaves with commercial size downspouts. Color to be white. o Provide and install new square to round PVC adapters on PVC downspout drainpipes. o New roof elevation will be 5" higher. Provide and install new white gable trim. Ensure new trim extends down wall far enough to cover existing holes in wall panels. Also ensure wall panels are sealed with outside form fit closure. Use mastic between roof metal and gable trim. If face of trim exceeds 5" include stiffener or two pieces of trim to reduce oil canning. o Provide and install zee flashing or straight hemmed flashing behind and/or below new gutter to seal up/cover existing wall panels. o Provide and install reverse ridge cap on the interior. o Use two part closed cell spray foam insulation to seal void between panels at ridge and around any other penetration through the roof. o Provide and install 24 gauge, white, ridge cap system as per IMP manufacturers' recommendations. o Field verify all dimensions prior to ordering material. o Verify all materials are onsite prior to any demolition. o Verify weather conditions will hold throughout IMP installation or have plan in place to temporarily dry-in any areas that have been torn off.
