Renovation of a multi-residential development in Lawrence Township, New Jersey. Completed plans call for the renovation of a multi-residential development.
Sealed bids are invited and will be accepted for the rehabilitation of specific residential properties. Bids must be submitted on the Bid Proposal form included in the Bid Package and placed in separate sealed envelopes for each project, with both the homeowner's name and the bidding contractor's name clearly indicated. Bidders must comply with Affirmative Action Regulations (P.L. 1975, C.12:307) and Disclosure of Corporate and/or Partnership Ownership (P.L. 1977, C.33). Bidders must also present a valid State of NJ Business Registration Certificate, Federal ID number, and Insurance Certificate before any bid will be awarded. The right to reject any and all bids or to waive any informality in the bids and accompanying documents is reserved if deemed in the best interest of the property owner. Bids may be considered for sixty days after receipt. The listed properties for rehabilitation are: 11 Sherer Court, 120 Slack Ave, and 331 Federal Point Blvd, all in Lawrence. PLUMBING Remove existing water heater and dispose of properly. Furnish and install new 50-gallon, gas fired, water heater INTERIOR Remove all of the windows throughout the house and dispose of properly. Furnish and install new windows to specifications listed. Replacement of windows to match existing design and locations. Check with homeowner's association for any additional requirements. Water Heater: Remove existing water heater and dispose of properly. Furnish and install new 50-gallon gas-fired water heater, Rudd or equal, connect to existing lines. Install new galvanized steel vent connector to existing vent stack. Install proper pitch on vent connector to ensure adequate venting of combustion gases to meet code. Install hot water heater with pressure/temperature relief valve and proper discharge pipe to within 6" to 8" of the floor. Water heater is to have 5-year warranty and top energy efficiency ratings. All installation to have Sub Code approval, as well as utility company approvals. Submit all utility/manufacturer warranties and rebate forms to owners. Vinyl Replacement Windows: The windows are to be double hung, casement, and fixed windows installed in the same locations as presently existing. The windows are to be solid vinyl with a minimum of 5/8" air gap between double glazing, welded units. All double hung windows and casement windows must have a sash lock and screen. The double hung and casement windows must open easily and stay in position when opened. The interior and exterior are to be caulked neatly and provide proper seal. The interior and exterior stops are to be replaced if damaged, as well as any other surface that is damaged during installation. The interior and exterior stops are to be repainted to match surrounding surfaces as close as possible. The windows are to be installed to all manufacturer's specifications so the owner is eligible for all manufacturer's warranties, as well as contractor warranties. Check with the homeowner's association for any additional requirements.
