Renovation of a multi-residential development in Needham, Massachusetts. Completed plans call for the renovation of a two-story above grade, 46-unit multi-residential development.
Demolition of existing sheds, site improvement, site utilities, landscaping, abatement and demolition, Improvements to site including paving, improvement of envelope, replacement of bathroom and kitchens in each unit, Replacement of AC sleeves with through wall Heat Pump PTAC units, replacement of exhaust fan and Energy Recovery Units in each apartment. Replacement of electric service to each apartment, Replacement of Roof and partial Envelope. Scope Prevailing wage rates provided by the Owner for this project include both State wage rates and the federal Davis Bacon rates. The contractor shall pay the higher of the two wage rates for each applicable classification. Proposals shall be accompanied by a bid deposit of not less than 5% of the greatest possible bid amount and made payable to Needham Housing Authority. A 100% payment bond and a 100% performance bond will be required for the awarded contract. Deadline to submit questions on this project or the information contained in this RFP on 4/3/26 by 2:00 P.M.. Any addenda from the deadline for questions (if required) will be issued by 4/10/26.
