Renovation of a multi-residential development in Richmond, British Columbia. Completed plans call for the renovation of a multi-residential development.

Dockside Village is comprised of four buildings consisting of two-storey wood-frame townhouses. The buildings have 40 residential units and one amenity room. Buildings 1 -3 are sprinklered and over the parkade. Building 4 not sprinklered and is slab-on-grade construction. The above-grade parking garage structure is cast-in place reinforced concrete, non-combustible construction (suspended-slab over concrete columns and perimeter foundation walls) and is sprinklered. The property was originally constructed in approximately 1992. The existing building envelope systems to be renovated generally consist of: 1. Cladding: A combination of face-sealed stucco cladding fastened to exterior gypsum wall board sheathing and vinyl cladding. fastened to wood sheathing 2. Structure: Wood-frame structure and sheathing. 3. Glazing Systems: Aluminum frame windows and sliding doors. 4. Front Entry Unit Swing Doors: Wood frame and insulated steel panel door slab. 5. Balconies: Most of the balconies are concrete with a vinyl sheet waterproof membrane. A top-mount picket aluminum guardrail system is attached at the perimeter. Two balconies are wood frame. 6. Suspended Slab: Rubber asphalt membrane product covered with poured concrete walkways, planters, grade and playground equipment. 7. Roofs: Sloped asphalt shingle assembly and wood fascia board and gutter perimeter. 8. Parkade: The parkade is mainly above grade, and the suspended slab provides the main courtyard areas for buildings 1, 2, and 3. 9. Amenity Room: The amenity room kitchen has recently been replaced with new cabinets, countertop, faucet, and sink. This installation and products are to be used as reference for all new unit bathroom and kitchen installation.
