Renovation of a golf course in Greenville, North Carolina. Completed plans call for the renovation of a golf course.
Scope of Work: Provide material, equipment, and labor to renovate the restrooms at Bradford Creek Golf Course. The City of Greenville, Project Management Department is accepting bids for the restroom renovations at Bradford Creek Golf Course. Only vendors registered with the State of North Carolina's Electronic Vendor Portal are eligible to respond. There are special instructions requiring attendance at a mandatory pre-bid meeting at 4950 Old Pactolus Rd, Greenville, NC. Provide all labor, materials, equipment, supervision, and disposal necessary to complete the restroom renovation in accordance with all applicable codes, including ADA standards, NC Building Codes and manufacturer installation requirements. Coordinate work with the Owner to maintain safe access to adjacent areas. Protect existing utilities, adjacent finishes, and occupied spaces from dust, debris, and damage. The work will include, but is not limited to, replacing the lavatories, plumbing fixtures, toilet partitions, floor covering and painting. all work is completed within thirty (30) calendar days MBE (10%), WBE (6%) Selective Demolition 1. Remove all debris daily and properly dispose of offsite. 2. Remove all existing wall tile, cement board backing (if installed), bulletin board, and wallpaper covered gypsum board from floor to ceiling. 3. Remove existing vanities, sinks, faucets, mirrors, wall mounted lights, toilet partitions and urinals. Removal of the soap dispensers, toilet paper dispensers, and towel dispensers will be by others. 4. Remove the existing electrical hand dryer, disconnection and terminating wiring per code. 5. Remove the existing light switches in the women's restroom for relocation and demolish two lavatory outlets - including the GFCI outlets - in each restroom, terminating all associated wiring and in accordance with NEC requirements. 6. Cap and protect plumbing and electrical connections during demolition. 7. Verify existing rough-ins and blocking locations to ensure compliance with ADA fixture heights and clearances. Wall Reconstruction 1. Install new moisture-resistant gypsum board on all walls from floor to the ceiling. 2. Tape, finish, and sand to achieve a smooth finish suitable for painting. 3. Prime all new drywall surfaces with high-quality primer. 4. Ensure all wall blocking is installed at required ADA locations for grab bars, accessories, and partitions. Electrical Work 1. Provide new electrical rough-ins and terminations as required for relocated and replaced devices. 2. Relocate existing light switches to the adjacent wall at ADA-compliant mounting height and reach range in the women's restroom. 3. Remove the GFCI outlet and the second lavatory outlet entirely, ensuring all wiring is properly terminated, made safe, and enclosed in accordance with NEC requirements. 4. Remove and terminate wiring for the existing hand dryer. 5. Coordinate electrical work with new lavatories, faucet power supplies, and lighting. 6. Provide and install a new dedicated outlet beneath the lavatories to supply power to the automatic faucets, including all wiring, conduit, and connections required by the faucet manufacturer. 7. Provide and install two wall-mounted LED light fixtures in each restroom that will be mounted over the lavatory sinks and mirrors; fixtures shall be Alcon Lighting model 12100-21-W-F-S3-80-BK or approved equal. 8. Test all electrical devices for proper operation. Painting 1. Apply two coats of commercial-grade, washable, low-VOC interior paint to all walls and ceilings. 2. Color and sheen to be selected by Owner. 3. Caulk all transitions and penetrations for a clean, finished appearance. Toilet Partitions 1. Furnish and install new solid plastic (HDPE) overhead braced toilet partitions with continuous brackets and hinges; layout of new partitions shall match the existing configuration. 2. Install all partitions per manufacturer specifications and ADA mounting heights. 3. Color to be selected by Owner. Vanities, Sinks, and Faucets 1. Furnish and install new solid-surface full-length vanities with two integrated sinks and matching solid-surface backsplash; the center sink will not be part of the installation. 2. Provide new commercial-grade, ADA-compliant automatic (sensor-activated) faucets, including mixing valves and supply lines. 3. Install ADA-compliant knee clearances, including insulated trap covers. 4. Contractor may reuse existing support brackets or provide new solid-surface or metal support brackets as required to achieve proper structural stability. 5. Connect all plumbing to existing supply and waste lines and test for proper operation; remove the center sink and cap the associated unused supply and waste lines within the wall cavity. 6. Ensure faucet reach, operability, and sink height meet ADA requirements. Mirrors 1. Furnish and install new framed commercial mirrors above the vanity. 2. Install mirror at ADA-compliant height, with the bottom edge no higher than 40 AFF; if needed, use a tilt mirror where required to achieve compliance. 3. Provide tamper-resistant fasteners and proper backing/blocking. Urinals 1. Furnish and install three (3) new 3.8 lpf / 1.0 gpf urinals, including new carriers (if required), flush valves, and wall hangers. 2. Install one of the new urinals to ADA-compliant urinal mounted at required rim height with proper clear floor space. 3. Connect to existing supply and waste lines, test for proper function. Flooring 1. Prepare the existing tile floor to receive new LVT, including cleaning, degreasing, and mechanically abrading or priming the tile surface as required by the flooring manufacturer. 2. Fill and level all grout joints and any irregularities to create a smooth, uniform substrate suitable for LVT installation. 3. Furnish and install new commercial LVT flooring over the prepared tile surface and new coordinating cove base around the perimeter of the restrooms. 4. Without exception, furnish and install Mannington Spacia Collection Abstract 18 x 18 LVT flooring and 4 vinyl cove base by Johnsonite; all colors to be selected by the Owner. 5. Seal all edges, transitions, and penetrations for moisture protection. 6. Ensure all flooring transitions meet ADA requirements for slope and height. Restroom Accessories 1. Furnish and install new commercial-grade grab bars with concealed mounting; install to ADA-compliant mounting heights and configuration. 2. All other accessories will by furnished and installed by the Owner. Final Cleaning and Closeout 1. Clean all new fixtures, partitions, mirrors, flooring, and painted surfaces. 2. Remove all construction debris and packaging. 3. Perform final walkthrough with the Owner and correct any deficiencies. 4. Provide all product data, warranties, and maintenance information.
