Site work and new construction of a transportation facility in Sterling, Virginia. Conceptual plans call for the construction of a transportation facility.
The Authority is committed to the redevelopment of the Airport as a modern, world-class gateway airport for the National Capital Area, consistent with the U.S. Department of Transportation’s vision expressed in Revitalizing Washington Dulles International Airport. This effort includes development of an approximately 238 acre site south of the Airport’s terminal and concourses (“Southside Development Area”), currently largely undeveloped greenfield zones, as a fully integrated aeronautical support district. This initiative supports the broader redevelopment of the Dulles “Central District”—the commercial area north of the Main Terminal that currently includes the Marriott hotel, MWAA administrative buildings, rental car operations, fuel and retail services, flight kitchens, cargo facilities, and other supporting commercial uses. By relocating key back-of-house functions from the Central District and consolidating new aviation-related facilities within the Southside Development Area, the Authority positions the Southside Development Area as a modern, efficient, and purpose-built operational hub. This strategy also frees the Central District for new Airport facilities and enhanced passenger-facing amenities. Collectively, these improvements are intended to unlock significant long-term value for the Airport by strengthening operational capability, supporting future aeronautical demand, and generating new revenue opportunities. As of May 18, 2026, proposals from developer should be submitted by July 13th. Further information regarding a design firm and timeline for construction has not yet been established.
