Repair and renovation of Building 27, a 65,000-square-foot multipurpose fitness and warehouse facility originally constructed in 1942, to improve functionality, energy efficiency, and resiliency. Work includes adding an Exterior Insulation and Finish System to increase exterior wall insulation, replacing failing doors and windows, constructing a new fitness center entry vestibule, and reconfiguring interior spaces to comply with Military Morale Welfare Recreation requirements, including new walls, doors, painting, and floor finishes. Fire protection and fire alarm systems will be adjusted to accommodate layout changes, and fluorescent lighting will be upgraded to LED. HVAC repairs will be performed to meet UFC and ASHRAE indoor air quality and air-conditioning requirements, providing an estimated 200 tons of cooling, along with installation of Direct Digital Controls for HVAC and lighting. Existing pad-mounted electrical transformers will be replaced with new units sized for building electrification needs. Domestic natural-gas water heaters will be replaced with an electric water-heating distribution system. Testing for asbestos and lead will be conducted, with subsequent hazardous-material remediation as required. Demolition will include removal of existing air-handling units, chiller, condensing units, domestic water heaters, water piping, doors, windows, transformers, walls, floors, and ceilings, as well as removal of old and installation of two new electrical transformers. Contract duration is 480 calendar days. CONSTRUCTION MAGNITUDE: The magnitude of this construction project is anticipated to be between $10,000,000 and $25,000,000 in accordance with FARS 36.204.
