Renovation of a mixed-use development in Krotz Springs, Louisiana. Completed plans call for the renovation of a 2,450-square-foot industrial development; and 2,450-square-foot office development.

The project generally consists of selective demolition and miscellaneous interior and exterior renovations to an approximate 2,450 square foot area of the existing Office/Warehouse Building. Exterior work includes limited areas of new concrete foundations and paving, plaster wall finishes, metal roof, soffit and wall panels along with miscellaneous metal trim, painting, joint sealants and exterior signage. Interior work includes abatement of asbestos containing VCT flooring and adhesives, selective demolition and replacement of interior walls, finishes, millwork, signage, plumbing fixtures, HVAC units, electrical panels and lighting fixtures, etc. General contractors (Prime Bidders), subcontractors and material suppliers interested in bidding shall obtain complete sets of plans, specifications and bid documents at the office of The Sellers Group - A Professional Corporation, Architects at 147 Easy Street, Lafayette, Louisiana 70506 upon deposit of $250.00, plus a $15.00 postage and handling fee if applicable, for each set of documents. Deposit for the first set is fully refundable to all bona fide prime contract bidders, and a refund of $125.00 will be made for all additional sets to general contractors and to all subcontractors, and material suppliers upon return of documents in good condition not later than ten days after receipt of bids. The deposit for damaged, incomplete, or late returned documents may be forfeited. Partial sets of documents will not be issued. As an alternative or in addition to printed plans and specifications, Contractors, at their option, may acquire an electronic copy (emailed in PDF format) set of plans, specifications, and Bidding Documents from the office of the Architect at no charge. Specifications and bid documents shall be available until twenty-four hours before the bid opening. Each quotation shall be accompanied by a certified check, cashier's check, or bid bond payable to the Owner, the amount of which shall be five percent of the total amount bid (including alternates). If a bid bond is used, it shall be written by a surety or insurance company currently on the U. S. Department of the Treasury Financial Management Service list of approved bonding companies which is published annually in the Federal Register or by a Louisiana domiciled insurance company with at least an A- Rating in the latest printing of the A.M. Best's Key Rating Guide to write individual bonds up to ten percent of policyholders' surplus as shown in the A.M. Best's Key Rating Guide. The bid bond shall be issued by a company licensed to do business in Louisiana and countersigned by a person who is under contract with the surety company or bond issuer as a licensed agent in this state. The certified check, cashier's check or bid bond shall be given as a guarantee that the bidder shall execute the contract, should it be awarded to him, in conformity with the contract documents. The successful contractor will be required to execute Performance and Labor and Material Payment Bonds in the full amount of the contract as more fully defined in the bid documents. .
