Demolition, site work and new construction of a multi-residential development in Nantucket, Massachusetts. Completed plans call for the construction of a multi-residential development; for the demolition of a multi-residential development; and for site work for a multi-residential development.

The Town of Nantucket invites qualified responders to submit proposals for construction services for new modular housing units at 15 Waitt Drive, Nantucket, MA. The project includes the design, prefabrication, site assembly, and installation of a modular building, associated sitework, and selective demolition of the existing building to support construction of the new structure. The contractor is responsible for site preparation, excavation, construction of the foundation, back-fill, installation of on-site drainage, preparation of the lot, placement of the modular structure with a crane, temporary power and sanitary facilities, hookup to water and sewer utilities, and coordination of permanent gas and electric services. The work is estimated to cost approximately $7M and must comply with Massachusetts Prevailing Wage requirements. The selected contractor will also be responsible for obtaining all required permits, completing installation and assembly, connection of utilities, acquisition of occupancy permits, finish grading, debris removal, and all repairs and warranty work as required. The modular structure must meet detailed specifications regarding foundations, stairs, floors, walls, roof, doors, windows, HVAC, plumbing, electrical, lighting, fire protection, and miscellaneous features such as phone and internet hookups. Instructions to bidders include: Proposals must be submitted electronically via the Towns e-Procurement Portal, with separate submissions for price and non-price components. A minimum of four qualified applicants is preferred; fewer may result in re-advertising. Required documentation includes signed tax compliance and non-collusion certifications, bid deposit of 5% of the base bid, current insurance certificates, DCAMM Certificate of Eligibility, proof of business experience, technical proposal, past performance references, evidence of financial stability, and proof of OSHA certification. The proposal must comply with all guidelines set forth in the RFP, and responses not meeting submission requirements may be deemed non-responsive. The Town reserves the right to reject any and all proposals, waive minor informalities, and re-advertise at its discretion. All submittals become property of the Town and are considered public record. The selected proposer must enter into the Town's standard contract form and furnish required payment and performance bonds.
