Site work and paving for a mixed-use development in Mankato, Minnesota. Completed plans call for site work for a sidewalk / parking lot; and for paving for a sidewalk / parking lot.
Exterior Construction including concrete patios, parking lot handicap striping, exterior grading and/or overseeding at various locations around Blue Earth County. All questions about the meaning or intent of the Bidding Documents are to be submitted to the Facilities Manager in writing. Interpretations or clarifications considered necessary by the Facilities Manager in response to such questions will be issued by Addenda mailed or delivered to all parties recorded by the Facilities Manager as having received the Bidding Documents. Questions received less than five days prior to the date for opening of Bids may not be answered. Only questions answered by Addenda will be binding. Oral and other interpretations or clarifications will be without legal effect. The Blue Earth County EDA is accepting Lump Sum Bids to perform Critical and Non-Critical Repairs to Public Housing Units in Eagle Lake, Madison Lake, Lake Crystal, and Mapleton, MN. Scope of Work: Handicap & Pavement Markings at Breckenridge Path Townhomes (Breckenridge Path, Eagle Lake, MN), Eastview Apartments (706 Main Street NE, Mapleton, MN), and Pioneer Plaza Apartments (613 7 th Street, Madison Lake, MN) - (Scope of Work below): o Work will take place at associated sites listed above; work will only be applicable to sites that need pavement markings redone. o A scope of work for handicap (ADA-compliant) pavement markings involves the precise design, layout, and application of lines, symbols, and, frequently, vertical signage to ensure accessible parking spaces meet federal, state, and local regulations. Key components focus on visibility, appropriate dimensions for wheelchair access, and location on the shortest, most direct accessible route to a building entrance. o A pavement marking scope of work covers the layout, surface preparation, installation, and removal of road markings (paint, thermoplastic, tape) in accordance with MUTCD standards, ensuring traffic safety through durable, visible, and properly aligned lane lines, stop bars, crosswalks, and symbols. The scope typically includes traffic control, material specifications, and quality control. o Install 1 EA - Van accessible handicapped space at Breckenridge Townhomes in the northwest parking bump out at townhome complex with a total of 192-inch width for the parking space and access aisle, vertical signage identifying the space as van accessible, and curb access. Concrete work for curb access will include removing and replacing 21' of curb and gutter, removing/replacing 200 SF of 6" concrete sidewalk, removing/replacing 3'x21' of bituminous surfacing in front of the curb, and installing 2'x5' truncated domes section on landing of curb ramp. Curb access shall be constructed in accordance with Mn/Dot Standard Plan 5-297.250; and reference scopes of work for concrete patio replacement below for more detail on concrete work. Tie into existing sidewalk, curbs, and concrete pavement with 16" - 3 rebars and drill and embed rebars 8". The van accessible parking space and access aisle may have either of the following combinations: a 132-inch wide parking space with a 60-inch wide access aisle or a 96-inch wide parking space with a 96-inch wide access aisle. Pavement paint shall be epoxy paint. o Install 1 EA - Van accessible handicapped space at Pioneer Plaza on south side of parking lot at apartment complex with a total of 192-inch width for the parking space and access aisle, vertical signage identifying the space as van accessible, and curb access. Concrete work for curb access to be located adjacent to main outwalk/entrance to the building will include removing and replacing 21' of curb and gutter, removing/replacing 350 SF of 6" concrete sidewalk, removing/replacing 350 sf of 6" concrete pavement in front of the curb, and installing 2'x5' truncated domes section on landing of curb ramp. Curb access shall be constructed in accordance with Mn/Dot Standard Plan 5-297.250; and reference scopes of work for concrete patio replacement below for more detail on concrete work. Tie into existing sidewalk, curbs, and concrete pavement with 16" - 3 rebars and drill and embed rebars 8". The van accessible parking space and access aisle may have either of the following combinations: a 132-inch wide parking space with a 60-inch wide access aisle or a 96-inch wide parking space with a 96-inch wide access aisle. Pavement paint shall be epoxy paint. o Install 1 EA - Standard handicap space at Pioneer Plaza Apartments on south side of parking lot. Install/paint space to current ADA standards and install vertical signage. o Install 1 EA - Van accessible handicapped space at Eastview Apartments on north side of parking lot at apartment complex with a total of 192-inch width for the parking space and access aisle, vertical signage identifying the space as van accessible, and curb access. Concrete work for curb access to be located adjacent to main outwalk/entrance to the building will include removing and replacing 21' of curb and gutter, removing/replacing 350 SF of 6" concrete sidewalk, removing/replacing 350 sf of 6" concrete pavement in front of the curb, and installing 2'x5' truncated domes section on landing of curb ramp. Curb access shall be constructed in accordance with Mn/Dot Standard Plan 5-297.250; and reference scopes of work for concrete patio replacement below for more detail on concrete work. Repair Retaining Wall railing at Pioneer Plaza Apartments - 613 7 th Street in Madison Lake, MN (Scope of work below): o Add 8' section of railing to the west and south end of the existing retaining wall to prevent fall hazard. o Type of railing that is fabricated and its finish shall match existing. o The added railing shall be affixed to existing railing. Modular Block Retaining Wall repairs at Pioneer Plaza Apartments - 613 7 th Street in Madison Lake, MN (Scope of work below): o In northeast corner of the existing retaining wall on the north side of the lot remove and reset top three courses of block and top cap to repair separation of block. Removal and replacement width shall encompass a length of 5 blocks west and south of the northeast corner of the existing retaining wall. o Top cap shall be glued to the top course of block. Overseed yard/turf establishment at 409 3 rd Avenue SE and 412 & 416 4 th Avenue SE (both duplexes) in Mapleton, MN (Scope of Work below): o Prepare low/bare spots in lawns (300'x300') in preparation of overseeding at standalone house (409 3 rd Avenue SE) and 2 duplex structures (412 & 416 4 th Avenue SE). o Supplemental topsoil material shall be topsoil borrow that is of the screened variety. o Any spoil material is property of the Contractor and shall be hauled off site (incidental). o Screened topsoil borrow quantity not to exceed 100 CYCV. o 60 days of maintenance (watering) shall be accounted for in bid. o Fertilizer shall be placed prior to seed placement. o Overseed all three lots in their entirety. Overseeding area is estimated to be 2.07 AC. o Seed shall be Mn/DOT Seed Mix 2575.608 (Southern Boulevard) and shall be applied at a rate of 160 lb/ac. Estimated quantity of seed for overseeding the three lots is 332 lbs. o Measures to control erosion and sediment on site are incidental. Regrade yard/turf establishment at 207 Connie Lane (Eagle Lake, MN) to promote positive drainage and turf establishment (Scope of Work below): o Fill in low spots and re-grade yard in its entirety (130'x86') to promote drainage away from duplex structure on lot. o Fill/grading material shall be topsoil borrow that is of the screened variety and shall be 4" in depth in areas that are filled/graded. o Any spoil material is property of the Contractor and shall be hauled off site (incidental). o Screened topsoil borrow quantity not to exceed 136 CYCV. o After new topsoil borrow has been placed and graded, salt tolerant sod shall be placed. 60 days of maintenance (watering) shall be accounted for in bid. o Fertilizer shall be placed prior to placement. o Salt tolerant sod quantity shall not exceed 1242 SY and Contractor is to field verify quantity placed. o Measures to control erosion and sediment on site are incidental. Replace 12 concrete patios at Eastview Apartments (Scope of Work below): o Remove and replace concrete patios, sidewalks, and outwalks per areas outlined in table below for Eastview Apartments (706 Main Street NE, Mapleton, MN 56065). Removals will be marked with pink paint prior to construction and square footage of concrete removal and replacement will not exceed quantities on the table. If the quantities for removal and replacement exceed the quantities in the table a change order will be executed to compensate the Contractor for additional work. New concrete limits will essentially be the same as existing. o Saw cutting of concrete at all removal limits shall be conducted prior to any removal of concrete. o In-place patio divider fencing shall be protected and repaired if damaged (incidental).
