The purpose is to establish a list (minimum of three, maximum of five) contractors who have the capability, resources and expertise in responding to a bid for a General Contractor for a Middle School Modernization project. Project Budget Estimate: $5M - $7M *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. The Project will be delivered utilizing a hybrid delivery model. The Kyrene School District will contract directly with select vendors for specific systems. The General Contractor (GC) shall be responsible for the execution of assigned scope and the full coordination, integration, and management of all District Direct contractors. The GC shall provide all labor, materials, supervision, scheduling, and coordination necessary to complete the Project, including but not limited to the following: 1. Life Safety Systems o Campus-wide fire alarm replacement (voice evacuation system) o Emergency lighting and exit signage upgrades o Fire sprinkler system coordination, modifications, and certification 2. Structural Work o Work with the Kyrene School District's Structural Engineer to develop repair solutions o Execute structural repairs based on a District-provided structural assessment o Coordinate all work to integrate with existing conditions and adjacent systems 3. Plumbing Infrastructure o Sanitary system investigation and cleaning o Above-slab piping replacement o Isolation valve upgrades and gas system testing 4. Campus-Wide Restroom Renovations o ADA compliance upgrades across all restroom types o Fixture, partition, and layout modifications o Associated plumbing and accessibility improvements 5. Interior Modernization o Classroom and science room upgrades, including ceilings, flooring, finishes, and utility adjustments o Electrical panel review, corrections, and safety improvements 6. Kitchen Renovation o Complete central kitchen renovation o Installation of District-provided equipment o Utility connections, inspections, and commissioning 7. Exterior and Building Systems o Weatherization and waterproof improvements o Egress hardware compliance upgrades o Access control system review and coordination 8. Hazardous Materials o ACM surveys shall be performed by the Kyrene School District through a third-party consultant o GC shall be responsible for the remediation of all identified ACM as indicated in the survey o GC shall coordinate all remediation activities with the project schedule, phasing, and site logistics
