The Contractor shall prep and stain existing exterior facia, timbers, soffit, and wood details on the Medical Office Building at 360 Peak One Drive, Frisco, CO. The contractor shall furnish all labor, equipment, materials, supplies, and incidentals necessary to apply new stain to areas specified in the request for proposal and supporting documents. Areas include two main entrances on the North side (timber framing, facia, and soffits), 11 dormers (facia and wood trim details), one timber detail on the upper level above the main entrance, facia on all elevations, exterior of the gas meter shed on the South side (fencing, timbers, facia), and exterior of the generator/trash enclosure outbuilding on the South edge of the parking lot (fencing, timbers, facia). Surface preparation includes power washing, scraping, repairing caulk systems, and ensuring surfaces are clean, dry, and free of mildew or loose coatings. Application requires two coats of Sherwin-Williams WoodScapes Exterior Acrylic Solid Stain, matching existing colors, using brush, roller, or sprayer with back-brushing. Work shall not proceed in inclement weather, on wet or excessively hot surfaces, or below 50 degrees. Contractor must provide all labor, materials, barricades, signage, and traffic control, and is responsible for safety compliance with OSHA guidelines, particularly fall protection. Adequate building access must be maintained. Scheduling will be developed jointly with Facilities Department prior to work commencement. All proposals and associated costs must include mobilization, traffic control, and incidental items; these will not be paid for separately.
