Renovation of a multi-residential development in Charlotte, North Carolina. Completed plans call for the renovation of a multi-residential development.
The objective of the RFP is to select a licensed general contractor to complete structural repairs to the flooring of eight (8) units at Leafcrest, the relocation of tenants to and from temporary units, and incidental renovation of flooring, ceilings, fixtures, and millwork that is needed to be completed in the course of the work. BID QUESTIONS RESPONSE FROM OWNER BY April 17, 2026 5:00 PM EST For flooring replacements, the Contractor's proposal should budget LVP Flooring - COREtec Reverend - Lyric Oak for bidding purposes. Owner may elect to change flooring type as a change order. Units will not be occupied during renovation work. The eight (8) units are spread across five (5) buildings, and any occupied units beneath will need to also be relocated for work to be performed. The Contractor will temporarily relocate residents to another unit during the construction period and move them back into their original unit once all renovations are completed. The Contractor will be responsible for packing, relocating, and unpacking of all tenant belongings to and from the temporary units. The Contractor will provide all boxes or shipping containers and packing materials - these materials may be requested early by tenants in order to pre-pack their belongings - Contractor not responsible for any boxes that are packed / unpacked by the tenant. HDP handle tenant notifications, HUD rules & requirements. The owner will make 4 units available at a time for renovations to be done in two phases. Three (3) residents need to be relocated for Phase 1, and five (5) residents need to be relocated for Phase 2. The work at each building will need to keep open passage in public areas to the tenants and staff, particularly in the stairwells. The construction schedule and tenant relocation schedule will need to be coordinated with the Owner ahead of time. The contractor's moving subcontractor must carry sufficient insurance ($250,000.00) to cover any relocation claims and must handle all damage claims. The contractor will need to clean temporary units prior to occupancy and after occupancy. Contractor to final clean all units where work is performed - this is anticipated to be 11 units for final cleaning. Sixteen (16) additional cleanings (8 before relocation and 8 after relocation) for the temporarily occupied units. Contractor should budget for a total of 27 cleanings. Phase 1 - For work to occur in these Four (4) units (green), contractor will relocate Three (3) tenants to other units (2 on-site, 1 off-site). Three (3) units are vacant. Three (3) units have work that needs to be performed from the unit beneath (C & D units need to have work performed from the A & B units). Phase 2 - For work to occur in these Four (4) units (blue), contractor will relocate Five (5) tenants to other units onsite. Zero (0) units are vacant. Two (2) units have work that needs to be performed from the unit beneath (C & D units need to have work performed from the A & B units). One unit in Phase 1 is yet to have a relocation unit assigned - assume this relocation is off-site to Mallard Ridge Apartments located at 1428 Axminster Ct. Charlotte, NC 28210. HDP has established an M/WBE aspirational goal of 20% participation for all projects.
