The project involves the removal and disposal of existing exterior wooden siding, installation of new exterior insulation, and the supply and installation of new engineered wood composite siding at Pembina Court Manor. The intent is to improve the building envelope’s durability, energy performance, and long-term maintenance characteristics. Scope of work includes: - Demolition and removal of existing wooden siding, trim, associated components, and flashings. Protecting adjacent building elements, windows, doors, and landscaping during work. Salvaging 2nd floor window guards for reinstallation. - Substrate preparation with inspection and minor repairs as necessary. Reporting any concealed damage or deficiencies prior to proceeding. - Supplying and installing continuous exterior insulation board with a minimum thermal resistance of R-9, meeting building code requirements, sealing joints and interfaces. - Supplying and installing a continuous weather-resistant barrier over insulation, integrating with building components. - Supplying and installing new flashings compatible with the weather-resistant barrier and siding system, ensuring proper drainage and weather-tightness. - Providing adjustments at windows, doors, and wall penetrations to accommodate increased wall thickness, including appropriate trim, mouldings, or jamb extensions as part of the base scope. - Supplying and installing engineered wood composite siding (Maibec, V-Style profile, or approved equivalent), factory-finished for vertical installation, colour to be selected by the contracting organization. Installation must comply with manufacturer specifications and applicable codes. - Siding must be an engineered wood composite with high-density wood fiber core, nominal size approximately 12 ft length, 11-7/8 in. width, 3/8 in. thickness, with a factory-applied heat-cured finish and a minimum 25-year product warranty.
