Reference Number 0000419245 The Project includes the development of a new penguin habitat, a multi-use event facility, and associated site improvements to enhance guest experience, improve circulation, and support revenue-generating opportunities within the Zoo. The total construction cost will be validated during conceptual design. PROJECT SCOPE: Penguin Exhibit o Immersive penguin habitat designed to provide a unique guest experience o Above- and below-water viewing opportunities o Life support systems and animal care/support spaces o Integration with adjacent facilities, including the Canopy Restaurant o Educational and interpretive elements Multi-Use Event Center o Flexible indoor/outdoor venue accommodating approximately 500-700 guests; final capacity and budget to be determined during conceptual design. o Support for private events, weddings, receptions, and evening programming o Potential for separate event entry and after-hours access o Associated support spaces, including restrooms and service areas Site Development and Circulation o Improvements to guest circulation and connectivity between: Penguin exhibit Existing tram system Lower areas of the Zoo o Evaluation of hillside access and movement strategies o Coordination with adjacent exhibits and ongoing projects, including the stingray exhibit o Potential conversion of existing service access to support future event operations Utilities and Infrastructure; Coordination with existing systems, including: o Zoo-operated well water system o Zoo-operated private sanitary sewer system o City-provided gas and electric services o Individual metering of new facilities, as required Landscape and Site Features o Integration of native and conservation-focused landscape strategies o Gardens, pathways, and outdoor gathering areas o Opportunities for public art and placemaking elements COORDINATION AND COLLABORATION: The Project will require close coordination among multiple stakeholders, including: o City of Oklahoma City Public Works Department o Oklahoma City Zoo and Botanical Garden staff o Design consultant team o Adjacent project teams and ongoing Zoo operations The CMAR shall demonstrate the ability to collaborate effectively within a multi-stakeholder environment and support an integrated project delivery approach. SCOPE OF SERVICES: Preconstruction: The CMAR will collaborate with the City, Zoo, and design team throughout design to support delivery of the Project within budget and schedule. Services shall include, at a minimum: o Preparation of cost estimates and budget updates at key design milestones o Constructability reviews and value engineering recommendations o Development and maintenance of a project schedule o Identification of long-lead materials and procurement strategies o Development of bid packaging strategy and bidding documents o Participation in design meetings and coordination workshops o Ongoing cost control and scope alignment with the Project budget The CMAR will be expected to actively support decision-making and provide recommendations to maintain alignment between scope, cost, and schedule. Construction: Upon acceptance of a Guaranteed Maximum Price (GMP), the CMAR will serve as the general contractor and will be responsible for: o Executing and managing subcontracts o Maintaining project schedule and cost control o Implementing quality control and site safety programs o Coordinating required inspections and approvals with applicable City, State and Federal guidelines. o Managing project closeout, including record documentation and warranties Question Deadline 04/20/2026 at 4:00 PM CT Questions are submitted online Yes.
