Reference Number 0000419310 Berthoud Fire Protection District ("District") is soliciting proposals from qualified firms or individuals to serve as the District's Owner's Representative ("OR") for the feasibility study and anticipated remodel / addition project for Fire Station 62. The District intends to use a Design-Build project delivery method for the remodel that follows a feasibility study. The District seeks an Owner's Representative that can act as an experienced advisor to the District, protect the District's interests, help organize and validate information needed for decision-making, and support a disciplined procurement and project-management process from early planning through completion. The OR is expected to supplement District staff capacity, not replace District decision-making authority. The District is evaluating a remodel and potential addition to an existing fire station in order to improve operational functionality, support personnel, address facility deficiencies, and position the station for long-term service needs. During the recent RFI process, the District received concept-level feasibility materials that emphasized several themes likely to remain important during procurement and execution of this work, including: existing building evaluation; validation of program needs and adjacencies; conceptual options; schedule and phasing considerations; code and AHJ review; site and utility constraints; and order-of-magnitude budgeting for both hard and soft costs. The District expects the OR to help carry these themes into a structured feasibility and delivery process.
