Renovation of a clubhouse / community center in Tampa, Florida. Conceptual plans call for the renovation of a clubhouse / community center.

Oaks at Riverview Community Center HVAC System Replacement - The Housing Authority of The City Of Tampa, hereinafter referred to as "THA", intends to award one firm fixed-price contract for the replacement Heating, Ventilation, and Air Conditioning (HVAC) at the Oaks at Riverview Community Center located at 202 E. Broad Street, Tampa, FL 33604., This scope of work includes but is not limited to all goods and service requirements to accomplish the replacement of the Oaks at Riverview Community Center HVAC system. A total of four (4) 410A and one (1) R22 systems shall be replaced with the EPA required 454B systems. Replacement shall include electrical upgrades, replacement of existing line sets, replacement of existing condensers, air handlers, wind load tie downs, stands, thermostats, and energy recovery ventilator (ERVs). Included services shall include cleaning of the existing duct work, testing of duct work pressure, test and balance of the upgraded system. Deadline for Questions: Wednesday, April 15, 2026 @ 5:00 p.m. (est.) - All questions submitted in writing to THA via e-mail at contracting@thafl.com. Qualified Contractors can obtain copies of the bidding documents by visiting THA's website at https://www.tampaha.org/procurement. (click on menu, procurement, and follow the prompts) or by submitting an email request to contracting@thafl.com. Total amount of anticipated minority-owned business contract awards - The established goal is 20% COPE OF WORK 1. The Contractor shall lock out turn off equipment prior to beginning work. 2. The contractor shall remove and replace the existing 410A and R22 HVAC systems and replace them with new EPA required 454B systems at the THA Oaks at Riverview Community Center. 3. The Contractor shall verify the existing electrical and new equipment electrical requirements. 4. The Contractor shall install equipment according to manufacturer's requirements, cutting and removing all necessary drywall to allow the Air Handler to be removed. The Contractor shall ensure the drywall is patched, repaired and painted after the installation of the system. 5. The Contractor shall recover and dispose of equipment according to EPA guidelines. 6. The Contractor should use or replace existing disconnect and electrical wiring. Materialand workmanship as required by the national electrical code shall apply to all electrical work. 7. The Contractor shall provide stands and window load tie downs as required by the current Florida building code 8. The Contractor shall replace all line sets, AHUs, ERVs and Condensing units. 9. The Contractor shall reuse the existing duct system. The existing duct system should be cleaned and pressure tested. 10. The Contractor shall provide start up testing of all equipment 11. Upon installation the Contractor shall test and balance HVAC equipment and test and balance report. The system shall be adjusted to provide the temperatures and capacities specified. 12. The Contractor shall provide a recommended service maintenance program 13. The Contractor shall provide instruction and training on the new system to the THA Project Manager, THA Facilities Team, and Oaks at Riverview Community Center Staff.
