Question Deadline 04/14/2026 at 5:00 PM CT Contact Person: Cassandra Alvarez, Coordinator Procurement Services Contract & Procurement Services Email: cassandra.alvarez@austinisd.org Bidders seeking clarification or have questions pertaining to this IFB must submit questions in writing through the AISD Bonfire Portal The awarded vendor(s) shall provide inspection, maintenance, repair, emergency services, and installation for districtwide use, including but not limited to: Automatic vehicular gates (slide, swing, and barrier arm systems) Commercial roll-up and overhead doors (including fire-rated doors) Loading dock equipment (mechanical/hydraulic levelers, bumpers, and seals) Won-Door FireGuard fire protection door systems Automatic and ADA-accessible door systems The vendor shall provide all labor, supervision, tools, equipment, and materials necessary to perform the services described below. a. Inspections, Maintenance, and Repairs of Automatic Gates & Access Controls i. Inspections: Perform quarterly and/or annual safety inspections Test photo-eyes, sensing edges, loop detectors, and safety devices Verify proper gate alignment and operation ii. Maintenance: Lubricate chains, rollers, and hinges Adjust limit switches and motor tension iii. Repairs Troubleshoot and repair motors, operators, and control boards Integrate and coordinate with District access control systems b. Preventative Maintenance, Repairs, Fire-Rated Doors, and Emergency Services of RollUp & Overhead Doors Inspect springs, tracks, rollers, and moving components Lubricate and adjust door systems as needed Repair or replace damaged slats, cables, and motor operators Perform annual drop testing in accordance with NFPA 80 Provide repairs for doors that are inoperable or unsafe c. Structural, Mechanical/Hydraulic, and Safety Inspections of Loading Dock Equipment Inspect hinges, deck plates, and sub-frames for wear or damage Check fluid levels and inspect hoses Clean pit areas to prevent debris-related failures Verify proper function of toe guards, restraints, and locking systems d. Won-Door Fireguard Door Systems The Vendor shall provide inspection, testing, maintenance, and repair services in compliance with NFPA 80 and all applicable codes. Inspection of door and frame integrity Verification of fire mode activation and full closure Inspection of smoke seals, jambs, and hardware Lubrication and adjustment of drive chains and track assemblies Confirmation that no modifications interfere with proper operation e. Automatic & ADA Door Systems Diagnose and repair automatic sliding and ADA-accessible doors Adjust and calibrate sensors and detection zones Troubleshoot operators, control boards, and wiring Repair or replace components as necessary Identify and upgrade systems to meet current ADA and safety standards f. Operational Requirements Failure to meet required response times or service expectations may result in corrective action, up to and including removal from the contract.
