Renovation of a mixed-use development in Urbana, Illinois. Conceptual plans call for the renovation of a 13,294-square-foot, five-story above grade, one-story below grade laboratory facility.
The project will strategically renovate and reconfigure approximately 13,294 GSF within an existing research building to support the continued growth of the IQUIST research mission, improve building functionality, and address critical accessibility, life-safety, and infrastructure needs. The renovation will reclaim selected MRL basement areas for quantum dry laboratory space, relocate selected non-quantum and high-performance equipment to reconfigured space on Level 2, and convert the underutilized Level 5 mechanical penthouse into code-compliant occupiable research support space including offices, hot desks, shared work areas, collaboration areas, and one to two conference rooms. Necessary life-safety, ADA, plumbing, egress, envelope, and vertical transportation upgrades will be included. The project will also include reconfiguration of access to the former Accelerator Lab and coordination with related maintenance and life-safety work. Infrastructure scope includes coordination with existing humidification bid documents, modernization of the E1 elevator to Level 5, structural engineering, low-EMI performance evaluation, elevator communications, fire alarm and suppression coordination with separate upgrades, plumbing modifications, BAS upgrades, telecommunications, and security/camera infrastructure. The project must minimize disruption to ongoing operations and support phased occupancy where feasible. Full professional services are required, including planning, design, bidding/award, construction administration, and warranty services, with close stakeholder coordination, schematic layout options for Level 5, code analysis, materials assessment, and more. A minimum of LEED Silver Certification is required, and if applicable, compliance with the Illinois Stretch Energy Code is necessary. The project is funded by state-appropriated/grant funds, requires scope clarity, timely decisions, cost control, and milestone adherence. Only firms meeting specified qualifications will be considered for selection, and submittal instructions require both electronic and hard copy submission, organized as specified, with all necessary certifications and disclosures included. Compliance with statutory, contractual, and registration requirements is mandatory for bidders. Failure to comply with submittal and certification requirements will result in rejection of submittals. Only firms certified with the Illinois Commission on Equity and Inclusion (CEI) are accepted for relevant categories.
