Demolition of the existing Gundlach School structure and site restoration at 2931 Arlington Avenue, St. Louis, MO. The building's main structure is approximately 69,579 square feet with an 8,500 square foot addition. Scope includes removal of asbestos containing materials (ACMs) such as felt paper under wood flooring, flooring and mastic, chalkboards and adhesives, window systems, and door caulk prior to demolition. ACMs that are to remain during demolition include roofing systems and miscellaneous mastics not previously identified. The project also involves removal of hazardous materials regulated by USEPA RCRA before demolition, including lighting fixtures, hydraulic door closures, water fountains with CFCs, and all HVAC systems with CFCs/Freon. The base bid contract must include an allowance of $100,000 for unforeseen conditions relating to unidentified ACMs and a $20,000 allowance for lab packing of various chemicals.
