Renovation of a multi-residential development in Sacramento, California. Completed plans call for the renovation of a 12-unit multi-residential development.
Contractor shall furnish the necessary labor, materials, tools and equipment to perform all work consistent with federal, state and local law and building code regulations. The work includes all labor and materials required for installation at specialty conditions, including but not limited to corner windows, curved wall conditions, fire escape interfaces, and louvered vent assemblies. The term Work means the construction and services required by the contract documents and includes all other labor, materials, equipment and services to fulfill the contractor's obligations. Contractor shall fully execute the work described except as specifically indicated as the responsibility of others. The work shall consist of, but not be limited to: removal of all existing windows identified, verifying all field dimensions and existing conditions, removing and replacing existing interior window trim as necessary, removing and reinstalling or replacing window coverings as affected by construction, inspecting and repairing minor damage to window jambs, sills, and adjacent framing, patching and repairing exterior stucco to match existing, installing insulation at voids, and furnishing and installing new vinyl retrofit windows with Z-bar in a narrow stile to maintain architectural appearance. Custom fabrication for non-standard configurations is included. All replacement windows must comply with California Energy Code Title 24, be installed per manufacturer specifications, and include required hardware and insect screens. Installation must be weather-tight and air-tight, with proper sealing, flashing, anchoring, and no damage to surrounding finishes. Contractor must comply with all drawing and specification requirements, maintain safe pedestrian access, provide required safety measures, coordinate access with property manager for the occupied units, perform daily site cleanup, and confirm final measurements before ordering. No work shall begin until the contract is fully executed and all insurance requirements are met. No permits are required as the property is State-owned, but contractor must comply with EPA lead-safe work practices. The property is Lombard Apartments, 1317 15th Street, Sacramento, CA, built in 1932, with a total of 12 units. Contractors are instructed to thoroughly read the scope of work prior to bidding and to comply with all bid package requirements and procedures.
