The contractor shall provide complete demolition and environmental remediation services for Building C at the Geneva Enterprise Development Center, including all labor, equipment, materials, permits, testing, abatement, demolition, disposal, restoration, and incidentals necessary to complete the project in compliance with all laws. Scope of work includes: demolishing and removing all above-grade structures, identifying and remediating hazardous materials (asbestos, lead-based paint, and regulated materials), coordinating and completing utility disconnects, managing foundations and below-grade structures with options for collapsing in place or full removal and backfill, and restoring the site to redevelopment-ready condition with grading, topsoil, seeding, erosion controls, and repair of any damaged infrastructure. The contractor shall also provide temporary facilities, site control, fencing, security, dust control, signage, traffic control, and portable sanitation as required for safe project completion. Proposals must include qualifications and experience, project approach, schedule, safety plan, and a lump-sum price including all fees and disposal costs. Proposals will be evaluated on price, qualifications/experience, project approach, and schedule. Submission must be in sealed envelopes clearly marked as instructed. Insurance requirements include Workers' Compensation, Employer's Liability, Commercial General Liability, Automobile Liability, and Professional Liability. The contractor must indemnify and hold harmless the IDA. Only proposals from responsible and responsive companies with an established reputation in construction and demolition will be accepted. Deviations must be noted in the proposal and ownership of all data and documentation produced will be retained by the City of Geneva Industrial Development Agency.
