The work consists of furnishing all labor, materials, equipment, and services necessary for the complete replacement of the existing roof structure and HVAC systems at City Hall and the Records Building, including: conversion of an existing flat roof to a pitched roof with new cold-formed steel (CFS) trusses engineered for 148 MPH wind loads (IBC 2021); new 24" Double-Lok standing-seam metal roof panels, 22 GA galvanized steel, with purlins, flashings, insulation, and vapor barriers; complete removal and replacement of all HVAC equipment, ductwork, controls, and associated mechanical/electrical connections; testing, adjusting, and balancing (TAB) by an independent AABC- or NEBB-certified specialist; Texas Department of Insurance (TDI) Windstorm Certification (included in contractor scope). The project will be awarded on a lump-sum contract basis. Note -- City-Furnished Concrete Pads (OFOI): Concrete equipment pads required for new HVAC units are Owner-Furnished, Owner-Installed (OFOI) work and are not included in the contractor's scope. The awarded contractor shall provide all required HVAC equipment submittals, including manufacturer-certified drawings with base dimensions, operating weights, anchor bolt layouts, and vibration isolator details, sufficiently in advance to allow the City to complete pad construction prior to equipment delivery.
