Renovation of a municipal facility in Clute, Texas. Completed plans call for the renovation of a municipal facility.

The work consists of furnishing all labor, materials, equipment, and services necessary for the complete replacement of the existing roof structure and HVAC systems at City Hall and the Records Building, including: conversion of an existing flat roof to a pitched roof with new cold-formed steel (CFS) trusses engineered for 148 MPH wind loads (IBC 2021); new 24" Double-Lok standing-seam metal roof panels, 22 GA galvanized steel, with purlins, flashings, insulation, and vapor barriers; complete removal and replacement of all HVAC equipment, ductwork, controls, and associated mechanical/electrical connections; testing, adjusting, and balancing (TAB) by an independent AABC- or NEBB-certified specialist; Texas Department of Insurance (TDI) Windstorm Certification (included in contractor scope). The project will be awarded on a lump-sum contract basis. The lowest-cost proposal will not be the sole basis for award; qualifications, experience, and all other factors set forth in the RFP will be considered. Question Deadline 04/22/2026 at 5:00 PM CT John Wilkinson, Phone: (979) 265-2541, Email: jwilkinson@clutetexas.gov The project requires complete replacement of the following major systems: o Roof Structure: Convert existing flat roof and replace with pitched roof with new cold-formed steel (CFS) trusses engineered for 148 MPH wind loads per IBC 2021. o Roof Covering: New standing-seam metal roof panels -- 24" wide, Double-Lok, 22 GA galvanized steel (Preferred Color: Terra Cotta), with new purlins, flashings, trim, and sealants. o Insulation and Vapor Protection: New insulation and vapor barriers per project specifications. o HVAC System: Complete removal and replacement of existing HVAC equipment, ductwork, controls, and associated mechanical/electrical connections; new supply and return ductwork; testing, adjusting, and balancing (TAB) per ASHRAE standards. o Structural Steel and Connections: Associated structural steel members, framing, and connections as required. o Miscellaneous Metals: Fasteners, anchors, metal framing accessories. Note -- City-Furnished Concrete Pads (OFOI): Concrete equipment pads required for new HVAC units are Owner-Furnished, Owner-Installed (OFOI) work and are not included in the contractor's scope. The awarded contractor shall provide all required HVAC equipment submittals, including manufacturer-certified drawings with base dimensions, operating weights, anchor bolt layouts, and vibration isolator details, sufficiently in advance to allow the City to complete pad construction prior to equipment delivery. The City will provide written confirmation to the contractor when pads are ready to receive equipment
