Demolition, site work, renovation and addition to a mixed-use development in Clinton, Connecticut. Completed plans call for the renovation of a clubhouse / community center; for the addition of a 69,317-square-foot, three-story above grade, 50-unit multi-residential development; for the demolition of a multi-residential development; and for site work for a multi-residential development.

This project consists of lower level Senior Center renovations, the conversion of a historic school building into residential apartments and the construction of a new 3-story apartment addition totaling 50 units and 69,317 gsf. This Project includes interior and exterior renovations to the existing historic school building (including Senior Center space within the lower level) and the construction of a new 3-story wood-framed addition for a total of 50 new units. Sitework includes utility work, drainage structures, new septic system, new parking lots and misc. site improvements. The existing building is 46,267 gsf with 8,106 gsf of Senior Center included, and the New Addition is 23,050 gsf for a total project square footage of 69,317 gsf. The former school building is listed on the National Register of Historic Places as a part of the Clinton Village Historic Village, and SHPO approvals will be required. This Project is split up into two separate contracts (interior Senior Center Renovations and the remaining Residential scope incl. sitework) due to funding sources and Prevailing Wage requirements. The interior Senior Center portion will require CT Prevailing Wage BUILDING Rates while the remainder of the project will NOT require prevailing wage rates at this time (however we are asking subcontractors to provide us with an add alternate for CT Prevailing Wage RESIDENTIAL Rates for the residential portion of the project). The Bid Form will be issued out via future Bulletin and will reflect these requested breakouts and alternates. This project is therefore subject to the State set-aside goals of 25% SBE and 6.25% MBE on the entire State contract amount. 14% Minority Workers Availability 6.9% % Female Workers Availability Enterprise Builders, Inc. is the General Contractor seeking certified SBE/MBE Subcontractors/Suppliers to bid applicable sections of work/equipment/supplies for the following construction project: Pierson School Adaptive Reuse. Project is anticipated to start Fall 2026 with completion in 15 months. Bid Bonds and Performance & Payment Bonds are NOT required Prevailing Wage Rates are required for the Senior Center scope.
