Renovation of a multi-residential development in Baltimore, Maryland. Completed plans call for the renovation of a two-unit multi-residential development.
The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit), and all other incidentals required to complete the work items listed as requested by HABC, in accordance with all applicable federal, state, and local regulations. Question Deadline 04/29/2026 at 2:00 PM ET Locations- 261Bethel Ct. 230 Dallas Ct General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in the Unit. 2. Supply and Install roll shades in all windows 3. Remove all existing appliances and range hood 4. Final Cleaning of Entire Unit to Make Ready for Occupancy. Kitchen: 1. Supply and Install HUD Severe Use base and wall cabinets 2. Supply and Install Postformed Wilsonart Black Granite Laminate countertops 3. Supply and Install Broan #4100 range hood (Black) 4. Supply and install single bowl stainless steel kitchen sink and faucet 5. Site to supply refrigerator and range Bathrooms: 1. Supply and install Exhaust Fan 2. Supply and Install Vanity Cabinet w/ Vanity Bowl and faucet 3. Supply and install One (1) new elongated toilet seat 4. Supply and Install New Medicine Cabinet with Mirror 5. Supply and install all new bathroom Accessories, Non-UFAS 6. Supply and install new shower wall and tub 7. Supply and install new tub Diverter Mechanical / Plumbing: 1. Check and Inspect Gas Distribution (Stove) for service and repair any leaks. 2. Check and inspect Water Distribution (Bathroom & Kitchen) for leaks, repair leaks throughout whole unit 3. Inspect and Repair (if necessary) Drain, Water & Vent (Bathroom and Kitchen, toilets) 4. Replace washer box and valves 5. Ensure HVAC is operational 6. Replace all HVAC registers 7. Must use metal plumbing fixture under kitchen and bathroom sinks Electrical: 1. Replace all Switches / Receptacles and metal cover plates. 2. Check Electric Service Panel for Gaps/Missing Breakers/Doors. 3. Replace missing/damaged smoke detectors with hardwired model BRK-SC-9120B 4. Replace all light fixtures with LED integrated fixtures Doors & Windows: 1. Replace all damaged interior doors with solid core doors 2. Supply and install door hardware 3. Supply solid core doors Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings, and all doors and door jams shall receive a semi-gloss final finish coat. o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to the HABC Housing Management. o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). o The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring: 1. Supply and install lifeproof Rigid Core Luxury Vinyl Flooring throughout entire unit 2. All floors must be level before applying flooring... 3. Replace all treads and risers 4. Supply and Install 6" Solid wood base moulding. 5. Supply and install 3/4 Round shoe molding and caulk as needed throughout unit
