RFI Submission Deadline: 05/08/2026 at 2:00PM EDT Alfred J. Gomes Elementary School, constructed in 1977 and located at 286 South 2nd Street, New Bedford, Massachusetts, is a two-story multi building K-5 school complex arranged in a linear south to north configuration. The campus consists of four primary building sections connected by enclosed corridor links, each with its own roof area, including roofing over the connecting hallways. The school has experienced long term roof failures resulting in chronic water infiltration and repeated temporary repairs. The project consists of a complete removal and replacement of all existing roof systems, including the roofs over each primary building section and the connecting corridor roofs. All work will be performed as a full tear off down to the existing concrete roof deck, including abatement of identified asbestos containing materials, installation of new insulation, and a fully adhered TPO roofing system. The scope also includes replacement of roof drains, curbs, flashings, expansion joints, skylights, and rooftop mechanical penetrations, along with incorporation of blue roof stormwater controls and solar ready infrastructure. The extent of the roof replacement resulted in the project exceeding 30% of the building's assessed value, triggering the requirement for full building ADA accessibility upgrades. As a result, the project includes comprehensive accessibility improvements throughout the school to address non compliant entrances, interior and exterior circulation routes, toilet rooms, fixtures, signage, alarm systems, and vertical access elements, in accordance with applicable accessibility requirements. The project also includes coordination with existing mechanical, plumbing, and electrical systems affected by the roof replacement. Roof mounted mechanical equipment includes numerous exhaust fans, fresh air intake fans and low profile hooded exhaust units, many of which are original to the building and beyond their useful life. Roof exhaust and ventilation equipment will be replaced where required to support the new roofing system. Existing plumbing systems, including roof drains and vents, are original to the building. Existing drains will remain and be cleaned and prepped for new clamping ring extensions, clamping rings and dome strainers will be added. Plumbing vents will be extended and coordinated with the new roof assembly. Electrical systems serving rooftop equipment originate from within the building, with disconnects integral to the exhaust fans. Rooftop convenience receptacles are not currently present and will be incorporated as required to support maintenance and code compliance. Electrical conduit is to be added between the electrical room and the designated solar-ready roof area of Building 2, in support of a future PV array. WBE/MBE participation goals to be determined once the project has a 60% construction cost estimate.
