Site work and new construction of a playground / park / athletic field in Ada, Oklahoma. Working plans call for the construction of a playground / park / athletic field; and 4,000-square-foot, one-story above grade playground / park / athletic field.

PROJECT DESCRIPTION 1. Project Overview & Scope Project Description: Construction of a 4,000 sq. ft. visitors' restroom and concession facility with locker rooms, offices, and storage areas at the McLoud Sports Complex Visitor Side. Slabon-grade foundation pre-engineered metal building with R-panel metal siding and a screw down metal roof. General Structure Type: A 4,000 sq. ft. concrete slab-on-grade foundation pre-engineered metal building with R-panel metal siding and a screw down metal roof. Exterior walls are PEMB with metal studs The exterior envelope will meet or exceed R-20 in wall insulation and R-38 in Roof insulation designed to match existing adjacent stadium buildings. Scope of Work: The successful bidder shall provide all labor, materials, equipment, tools, utilities, transportation, permitting, and supervision required to complete the project, including: o Site preparation, excavation, and utility stub-ups. o Concrete foundation (slab-on-grade). o 26 Gauge R-Panel Roof and walls o Interior metal stud framing, plumbing, electrical, HVAC, and finishes o Floors: Exposed sealed concrete in all areas. o Walls: Restrooms and concession will be gypsum board clad in FRP, all other areas shall be painted gypsum board. Gypsum board on stud walls shall extend to roof where indicated on floor plan. o Ceilings: Lay-in acoustical tile ceilings except in the athletic storage areas. o Environmental controls: Mini-split systems for offices, lockers, and concession area. o Restrooms: ADA-compliant flush valves, wall-hung sinks, partitions, mirrors, and accessory dispensers. o ADA-compliant restroom fixtures and concession equipment installation: 1. Ice maker 2. Three Compartment Sink 3. Reach-in Refrigerator 4. Reach-in Freezer 5. Dry Storage * Coordinate location with new 8-lane track Public Restrooms (approximately 300-340 Square Feet Gross each) Estimated 8 toilet fixtures female/4 fixtures male. 2. Technical Specifications A. Foundation & Site Work o Excavation: Grade to ensure water drains away from the building. o Slab: Monolithic slab-on-grade concrete foundation with thickened edges for load-bearing walls, engineered for soil conditions. o Vapor Barrier: 10-mil poly vapor barrier under slab. B. Structural & Exterior o Framing: 12' cold-formed metal stud backup framing, 16" on center, minimum 16-gauge. o Exterior Walls: 12' - 26 Gauge R-panel. o Interior Wall Assembly: 26 Gauge R-panel. o Roofing: 26-gauge standing seam metal roof over structural steel rafters, insulated, with gutters and downspouts. o Doors: 14-gauge reinforced galvanized steel hollow metal doors and frames, vandal-resistant. C. Interior Finishes & Fixtures o Walls: Restrooms and concession will be gypsum board clad in FRP, all other areas shall be painted gypsum board. Gypsum board on stud walls shall extend to roof where indicated on floor plan. o Floors: Sealed epoxy-coated concrete or slip-resistant ceramic tile with coved base. o Ceiling: Suspended lay-in acoustic ceiling tiles. o Restrooms: ADA-compliant flush valves, wall-hung sinks, mounted hard plastic partitions, mirrors, and accessory dispensers. D. Plumbing & Electrical o Plumbing: Commercial grade fixtures, 3-compartment sink in concession, mop sink, dedicated water heater. o Electrical: LED fixtures (interior/exterior), subpanel, waterproof exterior outlets. o (To accommodate items 1-5 above, lighting and climate control. Approximately 200 amps. o HVAC: Exhaust fans for restrooms (minimum 10 ACH), service window fan for concession. o E. Concession Specifics o Service Windows: Aluminum roll-up door/window with security shutter. o Counters: Stainless steel serving counters. 3. Existing Field House Upgrade o Exterior renovation (R-panel sheathing on south side; approximately 204 linear feet.) o Restroom retrofit with new stalls and fixtures as needed. FRP on interior walls. o FRP on interior walls of concession. Subject to VE; see Section F, below. F. Bidder Requirements o Pre-Construction: No mandatory pre-bid meeting; appointments may be held. o Licensing/Bonding: Must be a licensed general contractor in Oklahoma, subject to bonding. o Insurance: Provide proof of General Liability, Workers' Compensation, and Automobile Insurance. o Experience: Demonstrate completion of at least three projects of similar size and complexity within the last five years. o Alternate project approaches may be explored with full explanation and documentation. o Any Bidder who wishes to propose an alternate or substitute material for bidding shall submit an alternate request or substitution clearly defined within the proposal. o Bidders may submit "Value Engineering" cost-effective alternates to specifications in plumbing, electrical, fixtures, partitions, doors, or other areas that do not compromise structural integrity, functionality, or overall look of the facility. o All electrical work and shall be included in the bid or added as an option. o Pre-Bid Conference - There will not be a pre-bid conference. Initial material specifications are specific in their requirements. o Each Bidder will be required to provide an AIA Document A305, "Contractor's Qualification Statement," included within the bid package or upon awarding of contract. All bids over $50,000 must be accompanied by a certified check, cashier's check, or bid bond, payable without reserve, to the Owner, McLoud Public Schools, in an amount not less than five percent (5%) of the total amount of the Bid. This security is given as a guarantee that the Bidder will enter into a Contract with the Owner for the construction of this project, furnish satisfactory labor and materials, maintenance and performance bonds and insurance certificates within ten (10) days after notice of award, and in the event of failure to do so, shall pay to the Owner the sum of five percent (5%) of said bid as liquidated damages. If submitting a bid through the website the bid security must be in the form of a bid bond. No Bidder may withdraw his bid for a period of thirty (30) days after the bid opening date. Bids received more than ninety-six (96) hours before the time set for receiving bids as well as bids received after the time set for receipt of bids will not be considered and will be returned unopened. . The Owner reserves the right to reject any or all bids and to waive formalities or minor irregularities in any bid, and to determine and select the lowest and best bid.
