Site work and new construction of a playground / park / athletic field in Ada, Oklahoma. Completed plans call for the construction of a playground / park / athletic field; and 3,000-square-foot, one-story above grade playground / park / athletic field.
Construction of a 3,000 sq. ft. concrete slab-on-grade visitors’ restroom and concession facility with locker rooms and a storage area at the McLoud Sports Complex Visitor Side. Structure type is load-bearing metal stud framing with brick veneer exterior, designed to match existing adjacent stadium buildings. The successful bidder shall provide all labor, materials, equipment, tools, utilities, transportation, and supervision required to complete the project, including: • Site preparation, excavation, and utility stub-ups. • Concrete foundation (slab-on-grade). • Exterior masonry construction (brick veneer) matching existing stadium aesthetic. • Interior metal stud framing, plumbing, electrical, HVAC, and finishes. • ADA-compliant restroom fixtures and concession equipment installation (microwave, popcorn machine, refrigerator, reach-in freezer, three compartment sink, dry storage). • Coordinate location with new 8-lane track. • Restrooms (900-1,000 sq. ft. gross) with estimated 8 toilet fixtures per gender; assess existing football field facility fixture count for minimum building code requirement. • Foundation and site work to include grading, monolithic slab-on-grade concrete foundation with thickened edges, and 10-mil poly vapor barrier under slab. • Structural and exterior construction to include 12’ cold-formed metal stud framing (16” on center, minimum 16-gauge), brick veneer with minimum 2-inch air space, waterproof air/vapor barrier, 26-gauge standing seam metal roof, gutters and downspouts, 14-gauge reinforced galvanized steel hollow metal doors and frames. • Interior finishes to include cement board with waterproof membrane and ceramic tile in restrooms, sealed epoxy-coated concrete or slip-resistant ceramic tile flooring, and suspended acoustic ceiling tiles or moisture-resistant gypsum ceiling. • Restrooms to include ADA-compliant fixtures and accessories. • Field House Façade renovation at north field house locations, integrating a canopy system and exterior fascia/veneer work. • Plumbing and electrical work to include commercial grade fixtures, 3-compartment sink, mop sink, dedicated water heater, LED fixtures, subpanel, waterproof exterior outlets, approximately 200 amps, HVAC with exhaust fans and concession service window fan. • Concession specifics to include aluminum roll-up door/window with security shutter, and stainless steel serving counters. Instructions to bidders: • Attend mandatory pre-bid meeting. • Must be a licensed general contractor in Oklahoma and provide a 5% Bid Bond per state statute. • Provide proof of General Liability ($1M+), Workers’ Compensation, and Automobile Insurance. • Demonstrate completion of at least three projects of similar size and complexity within the last five years. • Alternate project approaches may be proposed with full explanation and documentation; all electrical and gas plumbing should be included in the bid or added as an option. • Any alternate or substitute material must be clearly defined in the proposal. • Each bidder must provide an AIA Document A305 "Contractor’s Qualification Statement" with the bid package. • All bids over $50,000 must be accompanied by a certified check, cashier’s check, or bid bond in an amount not less than 5% of the total bid amount. No bid may be withdrawn for 30 days after opening. Bids must be submitted within the defined time period to be considered. • The Owner reserves the right to reject any or all bids and to waive formalities or minor irregularities, and to select the lowest and best bid.
