This project is for the removal and installation of two existing ITU Chiller Systems for the Eastern LA Mental Health System (ELMHS) located at the Eastern Mental Health Hospital 4502 Hwy 951, Jackson, LA 70748. The Contractor shall provide all labor, materials, equipment, supervision, and services necessary to complete the work in accordance with the project specifications. Demolition o Remove existing chillers and associated components. o Properly disconnect all piping, electrical, and controls. o Haul off and legally dispose of all removed equipment. Installation o Install two Carrier 30RC080 or Equal 80 ton chillers in accordance with manufacturer's recommendations. Provide all pipe connections, including: o Chilled water supply and return o Provide insulation for all new piping systems. Hydronic Piping o Furnish and install all required piping connections to integrate new chillers. o Modify existing piping as required for proper system operation. o Provide insulation on all piping per specifications. HVAC Insulation o Insulate all piping associated with chiller installation. o Insulation shall comply with project specifications and energy code requirements. Electrical o Disconnect existing electrical service to chillers. o Reconnect electrical service to new equipment. o Verify proper voltage, phase, and operation. Instrumentation and Controls for Electrical Systems o Disconnect and reconnect HVAC controls. o Ensure full integration with existing building control systems. o Verify proper system communication and functionality. Factory Start-Up o Provide manufacturer-authorized startups for both chillers. Testing o Perform operational checks to confirm: o Proper cooling performance o System balance and flow o Control functionality The following items are specifically excluded from this Contract: o Cutting and patching o Roofing work o Special systems (non-HVAC) o Fireproofing for HVAC penetrations o Structural modifications required for equipment installation o Concrete housekeeping pads Upon Agreement Of The State Of Louisiana Agency And The Contractor, A Term Contract May Be Extended For 2 Additional 12-month Periods At The Same Prices, Terms And Conditions. In Such Cases, The Total Contract Term Cannot Exceed 36 Months.
