Renovation of a multi-residential development in Gainesville, Florida. Completed plans call for the renovation of a multi-residential development.

Rehabilitation for owner occupied single family home-11022. See attached scope of work aka work write up. Scope ofWork: Window Replacement and Repair (ALL WINDOWS) 1. Removal ofExisting Windows 0 Carefully remove existing windows and all associated components, ensuring no damage to surrounding structures. 2. Supply and Installation ofNew Windows 0 Provide and install new double-paned, low-emissivity (Low-E) glass windows as specified. 0 Ensure windows meet all applicable building codes and standards. 3. Repair ofWindow Components 0 Inspect and repair all window components surrounding the new installation, including frames, sills, trim, and hardware. 0 Replace any damaged or deteriorated components as necessary to ensure full functionality and weatherproofing. 4. Surface Preparation and Finishing 0 Patch and repair all damaged areas around the windows, including walls, trim, and siding. 0 Prepare surfaces by sanding and priming as required. 0 Paint all patched and repaired areas to match existing finishes for a seamless appearance. 5. Clean-Up and Final Inspection 0 Remove all debris and construction materials from the site. o Perform a final inspection to ensure all work is complete, windows are properly sealed, and finishes are uniform and satisfactory. 3. Storm Door Installation Scope ofWork (BACK PORCH ONLY) 6. Preparation ofDoor Openings Prepare both front and back exterior door openings for the installation of pre-hung Larson Tradewinds storm doors. This includes inspecting and adjusting framing as necessary to ensure proper fit, level, and alignment of the new doors. 7. Installation Install Larson Tradewinds pre-hung storm doors at the front and back entrances in accordance with the manufacturer's specifications, general best practices, and all applicable building codes. 8. Finishing and Adjustment Ensure that each storm door operates smoothly, seals properly, and is securely fastened. Make any necessary adjustments to hardware, closers, and latches for proper function. 9. Cleanup Remove and dispose of any debris or old materials related to the installation. Leave work areas clean and free of hazards upon completion. 4. Interior Doors and Hardware Sco.,.He ofWork IO.Interior Front Bedroom Door a Remove existing interior front bedroom door, including all related hardware. o Install new pre-hung six-panel door in interior door opening for front bedroom. a Paint all doors and door jambs with Sherwin-Williams semi-gloss white paint. a Replace all damaged baseboards encountered during door installation. 11.Door Hardware o Install new door hardware throughout the home in antique brass finish (Schlage, Weiser, or approved equal) for all interior doors. Hardware installation shall include: o Bedrooms & Bathrooms: Lever handle privacy locksets. o Closet Doors: Lever handle knobs on all hinged closet doors. o Install door bumpers throughout the house where needed to prevent wall damage. 5. Reframing (Front Door Only) o Remove existing front door framing, including all related hardware. o Inspect and replace any damaged or rotted wood framing or trim around the door openings to ensure structural integrity and weather resistance. o Ensure all doors are properly insulated and weatherstripped for energy efficiency. 6. Sheetrock Repair (2 nd and 3 rd Bedroom Only) Scope ofWork 1. Wall and Ceiling Repairs Patch and repair all areas ofdrywall on walls and ceilings throughout the 2 nd and y d bedroom only. All repairs shall be finished to a smooth, like-new condition, blending seamlessly with existing surfaces. 2. Texture and Paint Match existing texture and paint as closely as possible to ensure a uniform appearance. Contractor shall provide paint and materials necessary to complete the work. 3. Preparation and Cleanup All work areas shall be properly prepared and protected during repairs. Upon completion, contractor shall clean up all debris and leave the work area in a neat and orderly condition. 7. Interior and Exterior Doors l. Repair or replace all doors so that they fit properly within their frame and are capable of being opened and closed by being properly and securely attached to the jambs, headers or tracks as intended by the manufacturer ofthe attachment hardware. Repair all surfaces that have cracked or loose plaster, decayed wood and other defective surface conditions. 9.Interior surfaces, including windows and doors, shall be maintained in good, clean and sanitary condition. Peeling, chipping, flaking or abraded paint shall be repaired, removed, or covered. Cracked or loose plaster, decayed wood and other defective surface conditions shall be corrected.
