Site work and renovation of an educational facility in Frankfort, Kentucky. Completed plans call for the renovation of a two-story above grade educational facility.
Shauntee Hall is a two-story classroom building, originally built in 1971. The renovation aims to comprehensively overhaul the building to enhance its mechanical, electrical, plumbing systems, functionality, aesthetics, and make it fully accessible. Minimal exterior envelope work will be completed, including tuckpointing existing brick veneer, installing new aluminum storefront windows in some locations, and repairing or replacing roof trim flashing. Construction will occur in two phases. Phase 1 scope includes renovation of one existing lab space within an unoccupied building (1,756 square feet). Work includes site work with new sidewalk and concrete pad, relocation of an existing exterior HVAC unit, new louvered screen wall, interior renovation with new overhead coiling door and man door with associated steel framing. Also included are unloading and placement of owner-provided equipment, new electrical work from the mechanical room to the new CNC lab, installation of a new Unistrut system for equipment power and air supply, and installation of new ADA temporary luxury restrooms with walkway connector structure, power, and lighting for the covered walkway. Phase 2 scope includes both interior and exterior work. Exterior work consists of cleaning and tuckpointing exterior brick veneer, removing and replacing windows at the first-floor offices and clerestory story windows on the second floor, minimal repair or replacement of roof edge trim, removal and replacement of some downspouts, installation of a new louvered screening fence around five condensing units at the front entry, and raising the concrete sidewalk under the covered entry for ADA accessibility. The existing exterior louvers servicing the abandoned vacuum system in the mechanical room will be cleaned or repaired/replaced for watertightness. Interior work on the first floor will create one-hour rated corridors to meet code. The general layout will remain, but one corridor wall will be replaced with an angled wall with fire-rated glazing for visibility into the new Makers Space. Restrooms will be renovated with new finishes, fixtures, and accessories, and several existing fixtures will be relocated. New finishes will be provided throughout the first floor. On the second floor, windows in the corridor with views into first-floor classrooms will be removed and infilled with a fire-rated wall with decorative treatment. Classrooms and storage will be reconfigured to allow for a student gathering area, restrooms, and storage rooms. The operable partition will be removed and replaced with a wall, and a new operable partition will be added at the opposite end to provide two means of egress when open. New finishes and acoustical treatments will be installed throughout both floors. Only online bids will be accepted; emailed or hard copies will not be accepted. Bidders must enter $0.00 for Contract Amount in the e-procurement system, and submit the actual amount on the "Official Bid Document" as an attachment. The entire Official Bid Document and Bid Bond (if required) should be combined as one PDF and uploaded. Vendors should review and update account addresses and contact persons prior to bid submission. All information will carry forward to the contract if awarded.
