Site work and new construction of a multi-residential development in Stockton, California. Completed plans call for the construction of a multi-residential development; and for site work for a multi-residential development.
Sealed proposals are invited for the provision of Transitional Housing Structures for the City of Stockton, California, under PUR 26-032. The City seeks proposals from businesses or individuals to provide prefabricated or manufactured transitional housing units or tiny homes to increase family dwelling capacity. Each proposer must be licensed according to applicable California State Law. The City reserves the right to reject any or all proposals and to re-advertise if necessary. Proposals must be clearly marked and submitted according to the specified instructions. SCOPE OF WORK This solicitation requests proposals that fit either or both models. Please be clear in your proposal in identifying the amenities and pricing relevant to which model (A or B) that is contained in submittals. The structures should vary in sizes ranging from two to three+ bedrooms. The City has not yet confirmed plumbing and/or utility plans for this project, therefore submittals containing solar or battery-powered utilities are also welcomed. Contractor will be responsible for delivery and setting of units, thus proposals should include site requirements, per model type included in submittal. All structures must meet current California Building Codes for temporary residential structures. The building requirements below are being considered for this community: Manufactured / Factory-Built Housing: o Must be constructed in compliance with the California Code of Regulations, Title 25, Division 1, Chapter 3o Must be reviewed and approved by the California Department of Housing and Community Development (HCD). o Must be affixed with a HCD insignia of approval and HUD labels (if applicable). o Must be affixed to the property with a State (HCD) pre-approved foundation system or a foundation system designed by a California licensed engineer. o Compliant units and installations may be permanent improvements to the real property. Tiny Houses: o Must be constructed in accordance with the latest edition of the California Residential Code, including Appendix BB (Tiny Houses). o Maximum of 400 square feet o All mechanical, electrical, and plumbing systems must comply with the latest edition of the California Mechanical Code, California Electrical Code, and California Plumbing Code accordingly. o Must meet all of the construction requirements of a conventional single-family residential dwelling unit except for the provisions allowed by Appendix BB. Emergency Sleeping Cabins: o Must comply with the applicable provisions of the California Residential Code Appendix CJ (Emergency Housing) or the California Building Code Appendix Q (Emergency Housing). o Emergency sleeping cabins shall have an interior floor area of not less than 70 (Emergency Housing). o Emergency sleeping cabins shall have an interior floor area of not less than 70 square feet for one occupant. Where more than one person occupies the cabin, the required floor area shall be increased at the rate of 50 square feet for each occupant in excess of one. The interior floor area shall not exceed 400 square feet, excluding lofts. o Emergency sleeping cabins shall be designed to resist intrusion of wind, rain, and to support the following live loads: 1. Floor live loads not less than 40 pounds per square foot of floor area. 2. Horizontal live loads not less than 15 pounds per square foot of vertical wall and roof area. 3. Roof live loads not less than 20 pounds per square foot of horizontal roof area. 4. In areas where snow loads are greater than 20 pounds per square foot, the roof shall be designed and constructed to resist these additional loads
