The Clark County School District is soliciting proposals for Construction Manager at Risk (CMAR) services for the replacement of the existing K.O. Knudson Academy of the Arts. The new facility will be built on an 8.18-acre site at the northeast corner of East St. Louis Avenue and Atlantic Street. The estimated construction budget is $120,000,000. The CMAR will provide pre-construction and construction services, including assisting the design team with constructability, construction cost, value engineering, fast track options, scheduling, determining a Guaranteed Maximum Price (GMP), procuring all subcontractor contracts, and managing construction. All general contractors must be pre-qualified with the Clark County School District and possess a Certificate of Eligibility from the Nevada State Contractors Board prior to submitting proposals. Submittals must be provided electronically by the stated deadline. Selection will be based on general pass/fail criteria as well as evaluation of organization, workload, past performance, project management experience, project management plan, subcontractors and safety program, and eligibility preference. The project phases include preconstruction and construction services. Project documents are only available to General Contractors who are prequalified with CCSD.
