Renovation of a mixed-use development in Orleans, Massachusetts. Completed plans call for the renovation of a clubhouse / community center; and municipal facility.
The Town of Orleans (the "Awarding Authority") is accepting bids for the demolition, floor preparation, and installation of rubber tile flooring and stair treads at the Orleans Town Hall located at 19 School Road, Orleans, MA 02653 along with an add alternative bid for demolition, floor preparation, and installation of rubber tile flooring at 44 Main Street, Orleans, MA 02653. ase Bid | Orleans Town Hall,19 School Road: $115,000.00 Add Alternate Bid | 44 Main Street: $30,000.00 Toal Bid Not to Exceed:$145,000.00 Completion of Work: November 2, 2026 Base Scope of Work shall also include: a. The basis of design forthe rubber tile shall be: i. Tarkett Product HRTCT-XX Hammer Rubber Tile Corktones. ii. Nora by Interface, Product Norament Arago. iii. Other acceptable manufacturers are Mondo, Roppe or an alternate approved by the awarding authority. iv. The data sheet is shown herein to establish the physical properties. The Town Hall will select a color from a standard selection. b. Supplemental information including architectural floor plans, and the original finish schedule included in Exhibit A may convey the scope of work's order of magnitude. The Contractor, by submission shall verify the full extent of rubber tile flooring and stair work. c. To accommodate on-going Town Hall business operations, advanced notice on the order of areas to complete are required. d. Full floor preparation and troweled mastic adhesive to receive the new rubber tile floors and stair treads. e. The temporary relocation offurniture,within the work areas as needed. f. Provide and install matching color transition strips between rooms of dissimilar material. g. Provide and install new color compatible coved vinyl base in areas which have that existing condition. h. Provide a written one-year warranty from the date of Substantial Completion for installation and workmanship. i. Closeout documentation will include product data and cleaning maintenance instructions for each type of flooring system. j. Extra Stock - Provide 3 percent of the flooring, stair treads and base material. k. The scope of work includes the proper off-site removal of all project-related rubbish. l. Existing conditions information contents includes: i. Concrete moisture sampling by Capital Carpet and Flooring 2-14-23 ii. Modified floor plans and finish schedule, sheet A11.1 iii. Photographs of each significant area and/or space of work Add Alternate Bid: 44 Main Street General. The scope of work includes the removal of existing VCT, Vinyl Composition tile in gallery space along with carpet in office areas and replace new rubber tile flooring. Also included is the removal of rubbish to an onsite, contractor provided, dumpster. Scope of Work shall also include: a. The basis of design for the rubber tile shall be: 1. Tarkett Product HRTCT-XX Hammer Rubber Tile Corktones. 2. Nora by Interface, Product Norament Arago. 3. Other acceptable manufacturers are Mondo, Roppe, or an alternate approved by the awarding authority. 4. The data sheet is shown herein to establish the physical properties. Provide a written one-year warranty from the date of Substantial Completion for installation and workmanship. g. Closeout documentation will include product data and cleaning maintenance instructions for each type of flooring system. h. Extra Stock. Provide 3 percent of the flooring and base material. Question must be submitted in writing to: procurement@town.orleans.ma.us. Any clarifications or interpretations deemed necessary by the Awarding Authority will be issued by written addendum.
