Cook County intends to contract with a Construction Manager at Risk ("CMAR") for the CCB Leighton Lobby Hardening and the CCAB Plaza Deck Replacement located at 2650 S California Street. The County is procuring a full-service Architectural/Engineering (A/E) team to provide design services. The expectation isthe CMAR will collaborate with the design team to provide pre-construction services during and upon completion of the design phases and provide the County a Guaranteed Maximum Price (GMP). The CMAR will be held responsible from design through construction completion to ensure that the two projects are properly coordinated, managed for sequencing, phased for construction, coordinated with users, occupants, and objectives are to be aligned with all Cook County's group holding interests. The County intends to award the entire scope for the Lobby Hardening and the Plaza Deck replacement, to a single CMAR entity under one contract. This project will be delivered as two (2) independent design packages from two (2) independent design firms for bid and construction, as identified below.
