Renovation and addition to a mixed-use development in Monroe, Iowa. Completed plans call for the expansion of an educational facility and playground / park / athletic field.

Prairie City Monroe Community School District is seeking statements of qualifications from construction management firms for Construction Manager at Risk (CMaR) services for District-wide facilities planning. The selected firm will work with the District and CMBA Architects to provide input and analysis on total project cost, sequencing, constructability, and support public information efforts. The anticipated construction includes renovations and targeted additions to address deficiencies such as undersized classrooms and activity spaces, lack of daylight, and outdated infrastructure. Spaces needing attention may include additional and renovated classrooms (science, CTE, general use), gymnasium, restrooms, playground, locker rooms, wrestling and weight rooms, and auditorium renovations or expansion, with projected costs ranging from $12 million to $29 million. Scope of work includes, but is not limited to: - Pre-construction services: Pre-bid cost estimating, value management, scheduling, constructability/phasing review, recommendations, and assembling a Guaranteed Maximum Price (GMP). - Bidding phase services: Modifications to GMP, solicitation of subcontractor bids, and scope review meetings with subcontractors. - Construction management services: Management of documents, schedule management, progress reporting, quality control, inspections/testing coordination, safety, project accounting, and owner training/manuals. All necessary site work required by the Owner for occupancy is included. Instructions to bidders: - Responses are qualification-based and aimed at shortlisting firms for proposal submission and interviews. - Submissions must address specified qualification criteria, including firm profile, project experience, team structure, management process, and safety program. - Submissions should be electronic (PDF format), limited to 30 pages (not including cover), and delivered as a single file named with the project and firm name. - The District reserves the right to reject incomplete or late submissions, seek clarifications, or modify the process at its discretion. Attempts to influence the District prior to selection will be grounds for disqualification. Only 3-5 qualified firms will be invited to respond to the RFP and participate in interviews for final selection.
