Description

Renovation of a military facility in Brookville, Indiana. Completed plans call for the renovation of a military facility.

The contractor shall provide a complete turn-key project to remove and replace the existing approximately 31-foot by 35-foot EPDM roof system on the Control Tower with a new, fully adhered .060 TPO roof system. The work includes demolition and removal of the existing roofing materials, inspection of the roof substrate, and repair or replacement of any damaged or deteriorated substrate as required. The contractor shall install new insulation and the TPO membrane system, along with all associated flashing, penetrations, edge details, and terminations, to deliver a complete, code-compliant, and watertight roofing assembly. Location: Brookville Lake, 10064 Overlook Road, Brookville, IN 47012 DISCLOSURE OF THE MAGNITUDE OF CONSTRUCTION PROJECTS IS BETWEEN $25, 000 AND $100, 000. *The value for this project is based on a financial range. The value is listed as the highest possible cost from the range provided by a stakeholder or official project document. LINE ITEM 0001: Replace Control Tower Roof Demolition and Preparation - The contractor shall remove and properly dispose of the existing EPDM roofing membrane down to the existing insulation layer. - The contractor shall thoroughly inspect the exposed existing insulation and the underlying metal decking for any signs of moisture, damage, or degradation. - Any deficiencies discovered shall be reported to the Government Technical Point of Contact (TPOC). The contractor shall correct any minor, approved deficiencies as part of the contract work. New Insulation and Membrane Installation - The contractor shall install one (1) layer of 1.5" polyisocyanurate (polyiso) insulation over the existing insulation. The new layer shall be mechanically fastened with appropriate plates and screws to meet all wind uplift requirements. -The contractor shall install a new, .060 white, reinforced TPO membrane over the new insulation, mechanically fastened according to the manufacturer's specifications. - All membrane seams shall be heat-welded to create a monolithic, waterproof surface. Detailing and Flashing - The contractor shall flash all roof penetrations (vents, pipes, etc.) using .060 white TPO flashing material, fully welded to the main roof membrane. - New hot-pipe flashing with a minimum 1-inch air gap shall be installed for all heated vent pipes. - The TPO membrane shall be extended a minimum of 12 inches up all perimeter parapet walls and fully adhered. The top edge shall be secured with a continuous termination bar, properly sealed. -The contractor shall furnish and install new 24-gauge steel counter-flashing over the termination bar along the entire perimeter of the parapet walls. The counter-flashing must have a 70% fluoropolymer (Kynar or equal) finish. Cleanup and Disposal -The contractor shall remove all project-related materials, waste, and debris from the job site at the completion of the project. -The contractor shall properly dispose of all demolished materials in accordance with all applicable Federal, State, and Local regulations.
