Texas Southern University ("TSU") is seeking qualified contractors to provide classroom repair and renovation services within the Roderick R. Paige Education Building. The project includes floor leveling repairs in two classrooms and replacement of interior finishes, including flooring, wall finishes, and ceiling systems. The intent of this project is to restore the classrooms to a safe, functional, and aesthetically updated condition suitable for academic instruction. Questions must be emailed to Sceffers Ward at sceffers.ward@tsu.edu in Word format for ease of cutting and pasting. All inquiries regarding this Invitation to Bid must be submitted via email by Thursday, May 21, 2026, by 12:00 p.m. noon Central Time. The Contractor shall furnish all labor, supervision, materials, equipment, tools, permits, transportation, disposal, and incidentals necessary to complete the work described herein. 1. Pre-Construction Services The Contractor shall: o Conduct a site visit and field verification of existing conditions. o Verify all classroom dimensions and elevations prior to commencement of work. o Coordinate all work activities with TSU Facilities and designated University representatives. o Provide a detailed project schedule identifying milestones and completion dates. o Protect adjacent occupied areas from dust, debris, and disruptions during construction activities. 2. Demolition and Removal The Contractor shall remove and properly dispose of existing materials as required for completion of the work, including but not limited to: o Existing flooring materials and adhesives. o Damaged or uneven floor substrates. o Existing suspended ceiling tiles and damaged grid components, as required. o Miscellaneous wall finishes and materials identified for replacement. o Debris generated from demolition and construction activities. All demolition shall be performed in accordance with applicable codes, safety standards, and University requirements. 3. Floor Leveling and Subfloor Repairs The Contractor shall: o Evaluate existing floor conditions in two designated classrooms. o Repair, patch, and level uneven floor surfaces using approved floor leveling compounds and methods. PAGE 11 o Prepare subfloors to receive new finish flooring in accordance with manufacturer recommendations. o Ensure finished floor surfaces are smooth, level, and free from defects prior to flooring installation. Any unforeseen structural deficiencies discovered during construction shall be reported immediately to TSU for review and direction. 4. New Flooring Installation The Contractor shall furnish and install new flooring throughout the designated classrooms, including: o Moisture testing and floor preparation as required. o Installation of new commercial-grade flooring material approved by TSU. o Installation of transitions, reducers, base materials, and accessories. o Adhesives and installation methods in accordance with manufacturer specifications. Flooring products shall be durable, low-maintenance, and suitable for educational environments. 5. Painting and Wall Finishes The Contractor shall: o Prepare wall surfaces including patching, sanding, and priming as necessary. o Repair minor wall imperfections prior to painting. o Apply new interior paint finishes to classroom walls, trim, and other designated surfaces. o Utilize low-VOC commercial-grade paint products. Final paint colors and finish selections shall be approved by TSU prior to installation. 6. Ceiling Replacement The Contractor shall: o Remove and replace existing ceiling tiles in the designated classrooms. o Replace damaged or deteriorated ceiling grid components as necessary. o Install new acoustical ceiling tiles and accessories. o Ensure ceiling systems are level, clean, and properly aligned upon completion. All ceiling materials shall match TSU standards unless otherwise approved. 7. Cleaning and Project Closeout Upon completion of the work, the Contractor shall: o Remove all construction debris, unused materials, and equipment from the site. o Perform final cleaning of all affected areas. o Repair any damage caused by construction activities. o Provide warranty documentation for labor and materials. o Participate in a final inspection with TSU representatives.
