The work consists of a firm fixed price design-bid-build construction effort to improve failing building systems and overall facility efficiency through comprehensive interior and exterior renovations. The project includes whole-building renovation activities such as replacement of interior stair rubber tread and tile flooring, wooden benches at the main entrance, interior incandescent lighting with LED fixtures, exterior can lights with LED, and replacement of flooring throughout including carpet, vinyl composition tile, ceramic tile, and epoxy finishes. Additional work includes painting of walls and hard ceilings, replacement of ceiling tiles, replacement of all doors including installation of keycard readers for resident rooms, replacement and modification of resident closets including shelves and doors, updated signage throughout the facility, and replacement of fixed wood windows and frames with operable windows and screens or blast-resistant glazing as specified for resident bedrooms, laundry rooms, and other areas. The scope further includes replacement of hardwired smoke detectors throughout the facility with connection to an addressable fire alarm panel, replacement of metal mailboxes, removal and replacement of all bathroom shower enclosures and doors, installation of new power and cable outlets in television, party, and pool rooms, and installation of countertops, sinks, and cabinetry in pool rooms, party rooms, vanity areas, kitchens, and laundry rooms. Mechanical and utility improvements include replacement of the laundry room dryer exhaust system, installation of ceiling fans, installation of a new cover with lighting over a large patio area, replacement of approximately fifty feet of steel pipe steam distribution lateral in a trench drain, and replacement of approximately one hundred feet of sanitary sewer lateral piping. The project magnitude is estimated between $25,000,000 and $100,000,000, with definitive design developed in-house and a total contract performance period of up to 730 days.
