Renovation of a multi-residential development in Grayslake, Illinois. Completed plans call for the renovation of a multi-residential development.
The Lake County Housing Authority is seeking qualified General Contractors to provide timely and cost-effective vacant unit-turn services. The scope of work includes concrete porch and railing replacement. Question Deadline 05/25/2026 at 12:00 PM CT Please contact Stacy Davis Wynn with questions Email: sdaviswynn@lakecountyha.org Work shall include, but is not limited to, the following: Remove and dispose of the existing concrete front porch. Remove and dispose of the existing black steel railing. New porch shall match existing dimensions and include reinforced concrete construction meeting local code requirements, including appropriate footing depth, broom finish surface, and proper drainage slope away from structure. Concrete shall be minimum 4,000 PSI air-entrained concrete suitable for exterior freeze/thaw conditions. Concrete shall include reinforcement consistent with local code requirements. Install a new railing similar in style and appearance to the existing black steel railing. Railing shall be powder-coated black steel, securely anchored, and compliant with applicable code requirements. Remove all construction debris and leave the work area clean upon completion. Contractor shall legally dispose of all demolition debris offsite and shall not utilize LCHA dumpsters unless expressly authorized. Implement and maintain all required safety measures and site protections throughout the duration of the project. Contractors shall obtain and coordinate all required permits and inspections associated with the work. Permit costs shall be separately identified in the proposal. Any concealed or unforeseen conditions discovered during demolition shall be reported to LCHA immediately prior to proceeding with additional work. Contractor shall field verify existing conditions prior to submitting proposal. Safe resident ingress and egress shall be maintained throughout construction unless otherwise approved by LCHA.
