Renovation of an educational facility in Wilmington, North Carolina. Completed plans call for the renovation of a 75,000-square-foot, three-story above grade educational facility.
The University of North Carolina at Wilmington is seeking a qualified Construction Manager at Risk (CMR) firm to provide professional construction management services during the design and construction phases of the project. The work will consist of two phases: Phase I will include pre-construction services and preparation of a GMP, and Phase II will include the bidding, award, and management of the project during construction. All work is to comply with the requirements of the North Carolina State Construction Office. The project is for renovation of portions of the second and third floors of McNeill Hall, a three-story, 75,000 square foot building. The renovation will increase the number of nursing simulation labs and provide necessary support spaces. Portions of the building will remain occupied during the renovation and a phased approach may be necessary to coordinate with academic schedules. All proposals must include information requested by the attached Qualifications Questionnaire for Construction Manager at Risk. Proposals should not include extra marketing materials, must be formatted on 8-1/2” x 11” pages, with a package length not exceeding twenty (20) double-sided pages (not including Cover Sheet, Tabs or Financial Statements). Submit one paper hard copy and one electronic copy on a flash drive. Critical selection factors include workload capacity, record of successfully completed projects of similar scope and schedule, experience with similar owners/projects, qualifications of key personnel, quality of graphic/tabular presentations, history of GMP vs. final cost, on-schedule completions, experience with the North Carolina State Construction Office, local market familiarity, and project approach from design through final construction. Preference will be given to proposals offering the same project manager for both phases and including information on value engineering, constructability, cost modeling and estimate, project tracking/reporting, RFIs and shop drawings, quality control, schedule, staffing plan, and compliance plan for minority business participation as required by G.S.143-128.2. Only firms licensed as general contractors in the State of North Carolina are eligible. The selected firm will contract with the State through the University and coordinate with the Office of Facilities, Architectural and Construction Services. Do not contact members of the Board of Trustees or university officials other than the Director of Architectural and Construction Services or the project manager. All questions and project submittals are to be directed as indicated.
