Keystone Area Education Agency 1 is seeking Statements of Qualifications from General Contractors to act as the Construction Manager-at-Risk (CMAR) for the renovation of their existing Building A into The Bridge Learning Center. The facility will serve K-12 students with behavioral needs and will include classrooms, offices, activity spaces, food service, and support areas. The project involves renovating a pre-engineered metal building that currently houses administrative offices, with anticipated work including the removal of selected walls, construction of new walls, and other modifications to ensure safety and security for students and staff. No building additions or significant exterior modifications are anticipated. Required professional services include participation in meetings, cost estimation, project oversight, management of subcontracts, and some self-performed construction work. The goal is to open the facility for the beginning of the 2026-2027 school year. Instructions to bidders: Submissions must include the following sections: description of the firm, relevant experience, professional resumes for key personnel, project approach (including in-house construction services), and project schedule with current workload and commitments. Limit the Statement of Qualifications to four 8 ½ x 11 sheets (front and back). Four hard copies are required by the stated deadline or, alternatively, electronic copies may be emailed to the specified recipients. Submissions received after the deadline will not be considered. Firms will be evaluated and ranked by qualifications and experience, with select firms invited to submit full proposals.
